I recently moved here from Atlanta. The new management staff (Angela, Tatyana, Amanda) has been great from my first tour to now as a current resident. The staff is knowledgeable and can answer all questions regarding the property, local area, and general questions. As a new resident it means a lot to have people in the office that I know will go the extra mile to keep residents satisfied.

DO NOT LIVE HERE. Tribridge, the company that owns 401 Oberlin, is located in Atlanta and does not care about this business or community. It is by far the worst property that I have ever lived at.

- In three years, no manager has worked there for more than 9 months. There have been several that have been here for less than 3 months. You can hardly ever get support on the phone or via email, and they will often go for months without hiring replacement management while the property falls into disrepair.

- You can never get into contact with anyone who works here. They often make clerical errors

First, the infestation of cockroaches in a second floor apartment is unacceptable. There were nights I would wake up to cockroaches falling from the ceiling and landing on my face or other parts of my body; they would crawl in through cracks in the window and congregate around the window or by the sliding door. There were times I spotted 10-20 cockroaches at once. Needless to say this was not a habitable environment for me, which contributed to my need to move out immediately. Moved in and everything was in tip top clean, working condition. Staff jumps to be helpful. Show great pride in their "home" and they deserve to be proud. No neighbor sounds. Quiet, respectful residents show pride in their home too. Hallways and grounds maintained daily, with door to door garbage pickup every night. Very secure. Excellent complimentary coffee 24/7. Location wonderful - walk to spas, salons, groceries, fast food and upscale restaurants alike. Two story townhome within an apartment building. Amazing floor plan.

Hello. I lived here for a little over a year back in 2017. Here's a list of the good and bad of this place-

Good
- Great pool and patio area for summer + roof deck to relax or get some sun
- Spacious apartments with balconies
- Plenty of garage parking
- Nice gym with plenty of equipment plus a yoga/class studio
- Nice lobby area
- Work area on 2nd floor
- Quick and courteous maintenance staff
- Walk to Cameron Village, NC State and Hillsborough Street- tons of shops and restaurants

In short- tons of nice amenities and great location for a good price!

Now the bad

I feel very lucky to find this place. Great location, walkable to parks stores restaurants library. List goes on. It's new complex with great clean beautiful amenities pool court rooftop. Management is great. Service is friendly. Residents are classy. Also very quiet, which is much appreciated.

(For the gist of this long-winded explanation of my rating, you can simply skip to the last paragraph..)

I am a 48-year-old professional. I lived at 401 Oberlin for a year without too much issue and a relatively pleasant experience as far as apartment living goes. While Laura and Jeff were there, the place was run tight and someone was always available to help at the front. When Tribridge Property allowed her to leave (probably because they wouldn't pay her enough), the replacement management was green and not up to task. I just visited oberlin this afternoon to find the location to be well run and clean. The lobby is inviting, and Laura the property manager was very attentive and helpful. She was showing someone on in property when I arrived and promptly greeted me as she was done. I would definitely consider renting an apartment here! The pool area looks fantastic and the weight room is clean!

I have lived at 401 Oberlin for 3 years (since it opened). I just recently had to transfer my lease within the building and Tiffany and Caroline were incredibly helpful and handled everything quickly and made it super easy. Tiffany is always available for help in the front office and she has been amazing to work with. Maintenence is also always on time and incredibly helpful too. Definitely recommend!

Oh they have time to reply to my Yelp review, but not to my dozens of emails and phone messages since October?? Exactly the problem.. And as I mentioned in my post- I do not have time to stop by the office. I work all day long and am barely home on weekends. Why don't you respond to emails or pick up the phone so I don't need to go out of my way to fix your problems??

Precious and Caroline are the two worst property managers I have ever encountered. Given the plethora of apartments in the area, I would steer clear of 401 Oberlin. I moved out after 12 months to an 1100 dollar bill for replacing of carpets. I was accused of having an animal. I never owned an animal there. The irony is that I complained of an animal being present prior to me moving in. Precious and Caroline were absolutely the worst examples of customer service. They never retuned phone calls or emails.

I've been a resident of 401 Oberlin for six months and have been impressed by the cleanliness, staff and overall experience I have received. I travel quite often for work and have had to make several requests regarding my apartment or packages being delivered, etc.
The staff is always responsive and able to assist me with anything I need. Warren up front has been my go-to and is always willing to help. If you're looking to move to the Raleigh area 401 Oberlin should be on your list.

The structure itself and the location are nice, but considering how many other choices there are in Raleigh, I wouldn't recommend it. There are serious problems with the fire alarms, causing them to go off regularly (multiple times a week) when the weather changes; there's also annual fire testing where the fire alarm on each floor is set off every single time they test a room on that floor. I consistently had problems with mail not arriving, or not being alerted by the management when packages arrived. We are sad to leave the place (job transfer.) Our apartment is great. We never hear our neighbors and the maintenance team is awesome (should you ever need anything.) The office has been very helpful in making sure our time here has been great.

"I was surprised to see such a low rating for this complex. I have lived here since May and I absolutely love it! Yes, there have been a few bumps along the way, but the staff has been more than willing to accommodate me! I rent a one bedroom apartment and I love it! My apartment is quiet even though my windows/balcony faces Oberlin (the busier street). Awesome location! Couldn't be happier here.

DO NOT LIVE HERE.

It looks fabulous, but it is absolutely all a sham. The worksmanship is poor at best, the windows are terrible: you can hear everything from units on all sides including the street (even from 4 floors up..!!!).

Make absolute sure that you can deal with noise, college students, sub par appliances, and horrible property management before you sign a lease. It is an attractive location, but absolutely not worth the rent. DO NOT GET STUCK HERE.

We've been living in this place since August and besides the fact that our neighbors are nice and some of the staff is friendly, this place is a dump. It's been open for a few months at this point, we have a crack in our wall, mold on our windowsills, windows that won't close/clasp, a trash chute that malfunctions regularly, a dent in our refrigerator (that was there when we moved in), doors that won't close easily (they get stuck in the frame), a hole in our closet that went unrepaired for months, granite that was mislaid and had grout sticking out of it, a tub that builds
