I hear they're selling the place, which would explain a lot. If they're not, then it's just not a place you want to be.
Edit: Dec, 2021. New management team is great. They're working really hard to change things for the better and are succeeding. Linda Stiverson at the front is absolutely wonderful. Upgrading to 3 stars from 1 because she's been so helpful.

Do not rent here! Good reviews are likely from the leasing office employees themselves (it is a revolving door, so that says a lot in itself). Corporate is rude and condescending, leasing office is useless (seriously, no one seems to know what they’re doing), and although they advertise themselves as a luxury community, absolutely nothing in the community is up to any “luxury” standard—I’m not sure why they even include that verbiage in the name.
Save yourself the headache and look elsewhere.

My partner and I have lived here for 3 years, and have not had any major problems until our water heater burst in May of 2021. The maintenance team did come relatively fast to clean up the water and fix the heater, but had to break down our front door and tear up our carpets and baseboards that were water damaged. It is now mid-November, and almost nothing has been fixed.
We have put in maintenance request after maintenance request, and they are all either cancelled or marked as completed. If someone does show up, they say they'll be back the next day and then just vanish and we never see

Just received help from Sam Rockwood in the Maintenance Department. He assisted me with my garbage disposal. He was very professional, courteous, and had the job completed in less than 15 total minutes time. Very much appreciate his hard work and professionalism. Quality addition to the maintenance staff.

This place is cheap for a reason.
TLDR: Maintenance is unresponsive and will cost you more than the apartment is worth.
My roommate and I have lived here for a little over a year. It took maintenance over a 2+ MONTHS to replace our broken fridge. Didn't think I will be looking for a place any time soon but here I was again and Christina was very helpful amidst her busy schedule. I have always wanted to live here so I gave it a shot. I am pretty familiar with this area so I have a good sense of value and what is normal cost/overpriced and bug infested etc. I'll say Encore was the one place that gave me a good run for my money. I have heard some complaints about staff being a bit unavailable and I must admit that is pretty true for the most part as I had to wait a few times sometimes hours to get attended to and make multiple trips but I

Don't get me wrong... I love this apartment; it's beautiful; however, maintenance and security are terrible. I moved in February 2021, and my fridge has always been leaking from the ice maker. IF the maintenance team comes, they just reset the fridge. That is not what it needs. It needs to be taken apart and fixed. When they don't come, which is 90% of the time, they mark it as resolved after assigning the task to someone. This has happened twice now. I also have numerous other problems including a leaking/broken dish washer, a leaking kitchen sink, and a leaking bathtub. No one

I NEVER write reviews at all but this has been the one thing that has consistently angered me about this apartment complex. I honestly like living here. The apartment is nice and it's in a good area but whenever something goes wrong, it takes entirely too long for things to get fixed. We had an issue with an appliance and it took 2+ months to get fixed. I've put in maintenance emergencies only for them to come 2 and 3 weeks later. I get that there's a lot of maintenance issues and maybe not a lot of staff, especially with COVID. However, I feel like I pay way too much to stay here for my maintenance

This review is strictly for leasing consultant Christina Winfield. It’s time to renew my lease and it turned out to be an extremely trying process due to the utter incompetence of other staff. It took 4 weeks to get a new lease with the correct information listed. Christina resolved my issue in 1 day. She stayed past her tour of duty to complete a task that her co workers were unable to do in a month!!!! The treatment and disregard I received from other staff is disgraceful. Thanks to Christina I now have a new lease.

I've been chasing the leasing office since 2 months about my lease renewal, removal of additional charges and work orders.
I have to visit the leasing office frequently in between my work hours and missing my meetings to get things done. They have added additional unnecessary charges into my account.
My Priority tasks are:
1. Adding a new resident on the current lease
2. Remove additional charges from my account and adjust the rent according the new renewed amount.
3. As promised, giving the $150 off the 1st two months of rent and 6 months of free parking if we renew the lease by April 15th

My son is a resident at this complex and has had a nightmare of a time getting responses and repairs. He and his roommate are both hearing impaired and its hard for them to get any response from management. They have filled out work orders that are filed as completed but they are not! Now there are mice and roaches and they can't even cook or eat in their own apartment!!!!! I went with him to help with communication and was promised everything would be fixed and taken care of but nothing has been done. I plan to turn this over to the health department and file charges as the disabilities

Horrible service!!! When you apply for moving in ,they tell you lots of things but they don't mention the fact there are issues as mice infestation, ( lots of neighbors leaving due to this healthy issue ). The community is not child friendly .
Safety is also an issue as lots of vehicles are getting vandalized weekly since there are no security patrol as they promised and the management office are not taking responsibility other than charge you the rent . If you care about your reputation as a responsible renter, DO NOT rent here. There have been FIVE times in the past two years I've lived here in which the corporate office has wrongfully filed papers at the courthouse to process an eviction, and none have gone through because the error is ALWAYS with the leasing office. Seriously---they disable the payment portal and then "lose" the money order I put in the rent drop box...however after I go off on corporate after they call to tell me they'll be moving forward with an eviction, the "lost" money order mysteriously shows

Update: There definitely was some miscommunication between The Encore, Dominion Energy and I that lead to my unfair perception of how issues are getting handled under the current management of The Encore. After making contact with the Property Manager she was very helpful in assisting me with resolving this issue. It wasn't an easy process because it sounded like this was a "first of its kind" in terms of issues with current/past residents. This place is super lazy when it comes to maintenance. There's only one person who actually kind of cares about your concerns and you still have pull teeth for that. And of course when I move out I still owe money even though my security deposit was non refundable. Save your money and patience and go somewhere else.

The Encore is a wonderful garden style community with great amenities. Asisha was my leasing agent and she was great throughout the whole process. From the application process to move-in she was on top of things every step of the way, even following up after getting settled into my new home. I was very satisfied with the community from the start however since Asisha stepped into the role of Property manager I have noticed tremendous improvements in the property and staff that I didn't even know was possible. The whole team from service to leasing make this a great place to call home.

Lived here for almost six years and have contemplated moving at various points due to issues with prior management and ongoing building issues. However, the location for work and proximity to DC along with a reasonable price range is what has kept me on as a long-term resident. There have also been glimmers of community within the complex over the years that I do appreciate. Overall, Kris and his maintenance crew work really hard to get to the various needs of the residents and buildings. The major challenge is the needed improvements to some of the buildings that Bonaventure has either not invested

UNSAFE! someone broke into our car TWICE for the past 2 months! Other peoples cars are being broken into as well! Police comes to apartments often due to high crime!!! However, police can't help because the Encore either don't have cameras on the territory or they simply don't work... This is INSANE to call the appointments "Luxury" and have 0 security and high rate crime! Even police was in shock that "Luxury" apartments do NOT have cameras and a lot of people call them bc of car crime!! We do NOT feel safe and the management should take ACTIONS!

The only reason why I stayed at this place was because of the location for work. Over the course of three years, the staff changed four times and all together it was not a pleasant experience.

The apartments are not "luxury apartments". For me this has been a great experience! The staff has evolved over the years yet management's customer service is awesome. Dontario's service at the front office is superb! He's always willing to assist even when several clients are present. Hopefully, I spelled his name correctly :)

The maintenance team is also professional and great about responding to clients request. So love this place...the only thing I dislike are the increase in rentals yet they are the most cost efficient given the location.
