Update 2: I have friends that got swindled unfortunately.
They moved in to concrete floors and a green dirty pool that was never usable. In addition, the parking spot that you have to pay for every month can barely fit the tiniest car.
What they advertise on the website are lies. Do not get swindled. Check out the actual pics from actual renters. Dirty dirty dirty too.

CONCRETE FLOORS. NOT
They moved in to concrete floors and a green dirty pool that was never usable. In addition, the parking spot that you have to pay for every month can barely fit the tiniest car.

The complex is nice and good location. Manager is friendly and nice also but there are some isse:
1/ Thin wall: I couldn’t sleep up to 4-5 o’clock because the unit above us make so much noises, I heard quite clearly foot-steps and moving furniture and music. Most of renter are students, so young people party alot. BE WARE!! I reported to Manager but They seems doing nothing.
2/ My first floor unit is all concrete, they are look dirty all the time and colder in winter. I paid over $350/mth for power only with 75* heat setting (they can never go up to 75*).
3/ Street parking with break-in

I had the pleasure of working with the property Manager Zahir Mulji when I needed an expedited move-in. He assured me that he would be able to get me approved and moved-in in a timely manner. I did not expect it to happen as fast as he promised HOWEVER he made it happen in LESS THAN 24 HOURS! I spoke with him on Thursday and had my keys on Friday. It was a very seamless and stress free experience! I am not sure if there are any higher positions available within Genesis Properties, but if there is one he deserves it and a raise. DO NOT RENT HERE! The management is extremely rude, incompetent, and rather than mitigate any issues you may have they, will argue with you and treat you like garbage. My apartment has been left unlocked by maintenance multiple times, packages stolen, dirty common areas, and for several months now construction has been occurring on phase II of the complex. This isn't routine maintenance, rather Monday-Friday construction with scaffolding covering the entire facade and construction workers removing WINDOWS AND DOORS while the tenant is still in the apartment. This place has nice infrastructure and location that’s about it. No privacy! Anyone from “maintenance” to cable providers have the accessibility to walk into your paid for space, even without your consent or notification from leasing office. On 2 occasions I’ve been walked in on in my apartment and one of those times no knock was made first, the “maintenance” just unlocked my door and walked in. This apartment building is fantastic if you like over paying for housing in a sketchy area. They do decent leasing contracts which is awesome. Bathrooms and floors are good. Cool thing about this place is that you can literally hear everything happening in the building. They have some special walls that are amazingly thin and somehow do not collapse. There is a guy on the second floor who plays call of duty and he sucks. I know this because I stayed on the 4th floor and could hear how his games went. I also know the neighbor next to me brushed his teeth way more than a normal person. Pets are welcome

Came here to write a positive review because there is so much negativity towards apartment reviews online. I have lived here for nearly a year and I really enjoy this apartment.
Management: The office staff and maintenance guys well with tenants and responds quickly to maintenance requests, and they even have a package notification system (which many apartment complexes lack). They are so kind and it never seems like a chore when I need to go talk to them for some reason. This community is really nice and the location is convenient for those who work downtown or like to be near the city. The inside is well kept, maintenance is good, and the leasing agents are super friendly. Schae and Kristen always there when you need them. Even with noise complaints, they stay on top of making sure everyone is able to enjoy their home without a bunch of disturbances. I would definitely recommend this place!

Great community! I moved from Baltimore and found my first Richmond home at Shockoe Valley View. The units have modern finishes and appliances. I seldom had issues but anytime that I did, the staff was right on top of it. Schae in the leasing office is awesome to work with! She is always accessible and always has a smile on her face. The location is perfect for students, MCV employees, or anyone who works downtown. The surrounding area is quickly becoming one of the most desirable in the city. You will not regret renting at Shockoe Valley View!
