Richmond VA rental office: Misleading potential prospects to pocket application fees ($240) is bad PR. We applied after being informed during the tour that it was NOT an issue to have 2 guarantors on the lease for 2 college students. Well, after we applied, we were told that only one is allowed. As a result, we did not qualify based on income and lost our application fees.

I lived at Mezzo for about 2 years. The rent is very reasonable for what you get, especially considering the apartment’s convenient location - it’s walking distance/bus or bike ride away from lots of stores, restaurants, bars, grocery, etc. The one complaint I have is that it can get quite noisy depending on which floor you’re on. The management team is patient and tries their best to help when you go to them with any issues, but no one beats Riley. He always goes out of his way to assist residents with any questions or concerns they may have, and is also very knowledgeable about the neighborhood

THEY HAVE ROACHES!
This place was so dirty. I did not enjoy my stay. I saw at least 4-5 roaches during my stay. I tried to plug my phone up in the kitchen, the socket moved and small roaches came out. I didn’t even feel comfortable sleeping there and they would not refund my money that was spent. Nor did they inform me of the $3,000 incidental fee before booking. I did not encounter that fee, though it would have been nice to be informed about all costs prior to booking.

Horrible. Moved in and saw a bar being built directly outside our window. We had people looking in, knocking on our windows, and disrupting our day to day functions. The property manager gave us non answers and no solutions. We moved units after pushing, and we were given two horrible options: another unit directly above our original one or a cellar with MANY exposed wires. We’ve been chased out of our apartment twice now due to the negligence of the property company and noise that they allow and refuse to fix. Living at Mezzo Lofts has had to be the absolute worst apartment living experience I've had so far. I will say, however, Riley Harrigan was very nice, and that was the only upside. Firstly, upon moving in there had been notice of a few roaches. Living in Richmond, it was bound to happen one way or another. However, finding multiple roaches every day for nearly 2 months is more than a problem. Probably didn't help that the vacant unit next door had standing water in it for who knows how long and the neighbors down the hall owned a dog. With this being our first semester at VCU, we were anticipating the common issues one can expect when moving to a city for the first time. We toured four places in one day, but Mezzo was the one that stood out. Our guide, Riley, was incredibly kind and relatable. I enjoyed the high ceilings, large windows, and updated kitchen almost as much as his personality! Upon applying and being approved it was a seamless move-in - we have loved our time here so far. Broad St can get a little loud at night, and I have been woken up more than once from the street-noise, but that is to be expected moving to

I love living in this building and have had an amazing experience so far. The staff in the office is very personable and always visible. Every problem I have reported was solved in a matter of hours if not faster. Chelsea downstairs is reasonable and willing to work with all the tenants if anything arises and you have to turn in rent late. Neighbors keep to themselves for the most part, but the ones that don't are incredibly friendly so no real complaint there. The price for the units are acceptable given the prime location. A great community to live in, and not to mention they let all dogs in

I’ve been living here for a few months now and I love it! Beautiful and quiet space, beautiful city, and superb office staff! But one person in particular is Riley! He is friggin awesome! Always smiling, always helpful, and just a genuine person! We had an issue in our building with the elevator being down and I had to carry my dog down the stairs because she is old and 3-legged! They worked quick and efficiently to get this taken care of and every time I went to the office to ask for updates, Riley was the one who was sincere, apologetic, empathetic, and promised it would be taken care of! The management is personable, present, and professional. My own apartment has high, exposed ceilings, updated appliances, and enough counter space I'm not sure what to do with it. Anytime we need something in the apartment looked at it's as simple as filling out a form online and maintenance gets there the next day. Needless to say, even my dog loves living here. 5/5 would recommend!
