Lived here for about 6-7 months. Within this time we have had multiple issues that NEVER GOT RESOLVED. Broken horrible smelling appliances, ROACHES EVERYWHERE, nosies in walls (they told me they won't be taking the measures to fix it), package room always has issues, parking is horrible for any guest, paint splatter dots everywhere the floor will never look clean, gates are ALWAYS broken. Our original leasing women left with no notice even though we never dealt or even had to speak to anyone else. Emails take forever for responses. I'm a week into my lease, and so far the customer service has been outstanding. Renee and Cory (Corey?) are phenomenal in the front office, and are very much "our people" when it comes to any concerns or questions we have. They are both SUPER knowledgeable, reliable, and willing to go the extra mile for the residents.
I'll update as time goes on. :)

Just moved so can't say much about how it is as a community yet but what I will say is absolutely everyone in the leasing office went above and beyond. The move in process was so easy due to everyones professionalism, our original poc was Renee so unfortunately that is the only name i remember but everyone helped out. Moving is so stressful so having a solid leasing team to make things easier just really helped ease the transition. Thank you guys ill update on community soon but do far everything seems great.

While this may look like a good bang for your buck on the outside, you will regret it the second you move in. The Management is horrible and unresponsive with one of the fastest turnover rates I have ever seen. There is absolutely no safety here from the front gate being open almost all hours of the day to all of the side doors being unlocked 24/7 (even after multiple requests to have it fixed). Our apartment flooded multiple times with many leaks on top of that, and it was never fixed properly. And to top it all off, at move out we were charged ridiculous fees for absolutely

This place is disgusting and unsafe. Do not live here. First, none of the exterior doors lock. I brought this to managements attention consistently for the over 2 years I lived here and it was never fixed. Also, our apartment suffered numerous floods, to the point that the ceiling was cracked, and all we got was an industrial fan parked in our apartment for a week. This led to mold and ripped up carpet that was never fully fixed. Also, this place is borderline roach infested. Management is horribly unresponsive, the package room is a nightmare, and you would be better off living literally anywhere

If only I could give a 0 star review... I lived at The Manor for 2.5 years, and had a TERRIBLE experience. Our apartment flooded multiple times, and management could not be less accommodating about it. The apartment is cheap, and the rent is way more than it should be based on the quality of the apartment and amenities. Do not even get me started on the security, it is NON EXISTENT, and in Buckhead? Huge red flag. Also no visitor parking, so if you want people to visit, they have to park on the sketchy road outside the gate behind the complex.

Do NOT move here if you have friends. All of your visitors have to pay for parking, $15/day! I asked for a visitors pass for a guest that was staying for two weeks, they refused to give me one. Told me they had to pay daily. I already pay $100/month for garage parking. I tried to allow a guest to park in my garage space, they received a $45 ticket! Unacceptable!!!

Two stars, one for location, one for size of apartment. Amenities were closed way longer than any other complex around. Parking is ABSURD, but they absolutely will not let you park in the garages unless you pay for a monthly pass. Slow and incompetent. At first there were a lot of break ins and car break ins (Im not sure about towards the end because I stopped staying there). Spend your money somewhere else.

I've been here for about three months so far and I love the apartment! It's very spacious and updated so there's a lot of room for friends to come over. The location is perfect because it's close to everything but you still feel like you're in a small community. And Renee and Corey are the BEST! They're fast to respond, extremely helpful, and super friendly.
Also quick note: trust the reviews, if you move in get a parking space because the ONLY downside is the parking is a mess but in my opinion it's still worth it for the size of the apartments and the management.

Moved out in august of 2020 a day early and was charged a late move out fee (rent for the days they say we were still there). When calling to you explain we moved out on time and signed a paper with date when turning in our keys they say we still moved out late. Then sent the bill for “moving out late” to a collection agency. Still have been trying to contact them for months trying to resolve it and nothing. DO NOT move here.

Renee (who works at the office) is super sweet and cares about the tenants who live here! It's not always a perfect living situation, but I admire her kindness and she was so understanding when I came in to chat about an ongoing issue today. Seemed to actually want to solve my problem, and I appreciated that.

Don't move here. After several car break ins over the last few weeks, 10 cars were broken into 2 days ago. What does the community do about it?? Sends out emails informing the residents to park in their correct spots or be booted. This new management is ridiculous and I wouldn't recommend anyone move here. You'll regret it within your first 30 days

Great experience living here! The leasing agents are very friendly and helpful, and the apartment is clean and modern. The apartment buildings also have elevators which are so convenient in moving things (if you don't live on the first floor). Also, there are gated entrances and exits as well as fob-required entrances to each building, which helps the community feel more secure.

I love this community! My apartment is spacious and beautiful! Management and maintenance are amazing! They tend to every issue quickly and do their best to make everyone comfortable. I feel like a VIP resident but I know that’s just the service lol! On top of that, I love my unit! ! I feel like I’ve chosen the best place for me. I’ll be here for a while for sure...

Horrible roach filled dump. Slumlords paradise... constant turnover of residents!!! Every week someone is moving out. Did I mention THE ROACHES. Renter seriously beware unless you want generations of vermin occupying you new home. Was basically lied to my the leasing manager about the condition of the apartments as well as management tenant relations. EVERYTHING I READ IN REVIEWS WAS TRUE!! They fix NOTHING, are completely unaccountable for their actions, new management is TERRIBLE, maintenance is lazy and highly under qualified. I have been a resident for about a month now and have waited to write this review so I could specifically comment on both the application experience and the residency experience. I can comfortably say that both experience have been excellent. The apartments are spacious, well maintained, and overall beautiful. The staff is positive, attentive, and to say they went out of their way to help me find an apartment would be a severe understatement. I would highly recommended skipping directly to the Manor in your apartment search and starting there.

One of the worst apartments iv ever had the displeasure of staying at. They spray down the halls and clean while your viewing the apartment, once you sign the lease though they stop cleaning and the whole building smells like garbage. Also if you ask if there's any extra fees you pay so you know what your getting into, they'll lie and tell you none until you sign the lease and then they charge you for parking, key fob, and a couple other things I was to frustrated to listen too, I was only there two weeks it was so terrible I had to break my lease after two weeks! When I first moved in, I loved my layout, the staff, and everything I thought I was signing up for. Unfortunately, looks are deceiving and everything that appealed to me ended up compromising my health.
Management refused to recognize the black mold in my unit and the unsafe conditions, even deleting work orders to hide it. I'm now on five new prescriptions to deal with the exposure and have no prior history of any related medical problems.
Everything you read about this place is not only true, but worse than you could ever imagine.

It has changed in the last few years, and let me tell you - I love the upgrades and amenities (though miss the tanning bed) and I LOVE LOVE LOVE the staff and the new 24-hr access to packages. 5 stars for that alone but my rating includes the parking situation. I wouldn't say it is Visitor-friendly, especially with a lot of socially-active, younger residents moving in. The few spots we do have designated are always taken and don't risk a guest anywhere else, they will get booted within the hour, unless they park down the street or out back and walk in but there is new property going up there, so

After having a very positive move-in experience, it's been all uphill from here with these people. Somehow, my apartment number was incorrectly listed and I was double-billed for utilities in upwards of almost $800 total. I don't have Mommy and Daddy's credit card or BMW like many of the residents here, so like most adults, throwing extra money around for utilities isn't something I wish for when I see a shooting star. Everything else: Far below average. The new management company is UNBEARABLE. We have had numerous issues with our rent payments not going through (their banks fault). We filed a mold complaint and although they did a quick fix, they never came back to repaint or fully remove it like they said they would. Not to mention the management staff is rude as all get out. The new company also bumped up the reserved parking fee from $25 a month to $95! They will squeeze every single cent that they can out of your security deposit then request that you pay even more for "miscellaneous
