Services
MOD Properties' passion and expertise in residential property management are evident in our approach, management style, and philosophy. We seek to provide services with the client's goals and bottom line in mind, including accommodating both a hands-on or hands-off approach. In-house maintenance crew directly supervised by owner and insured vendors at competitive rates.
Rent is due on or before the first of the month; the grace period is until the 3rd. If the third falls on a Sunday or holiday rent is due by the end of the next business day. MOD Properties accepts only cashier checks, money orders, or online payment for the first months rent and deposit. Following months can be paid with a personal checks or any of the above.

I am just here to encourage people to not rent from these people they don't care about their tenants and the will harass you and try their hardship to intimidate you. It would be the worst mistake you made if you decide to rent with them you will be living in hell each and every day of your time with them. They will make up false things on you and all I have a dairy of everything that help between me and them and begin posting it day bu day on this platform to should the people what we deal it may can same them from the same things happening them. Used to love this company until we actually started needing repairs and appliances fixed. They send people over without asking and then try and charge an unreasonable amount for doing pretty much nothing. They cant keep track of the repair orders they put out either. Sent out two different repair guys, one came in for about 5 seconds, stared at the appliance and said there's nothing we can do and left. the other guy had a list of things he said he needed to order, and yet again haven't heard back since then. The manager called me back and addressed my concerns. I still don't feel comfortable giving this place a 5 star review because while the manager was kind the first girl I spoke to still hung up on me when she got frustrated. So for lack of professionalism from a staff member I can only give this 3 stars.

I first met Jason Meyer, the owner of Mod Properties, at a local real estate investor meeting. About a year later, I discovered myself on crutches with a broken foot and a 2 story house to lease. Up until this time I had been handling everything myself with a bunch of pride telling my tenants that they only had one throat to choke & it was mine - that there was no such thing as a stupid question and that they could always reach me on my electronic leash (cell phone). Yikes. I have had some awful experiences with mod properties. My roommate and I rented a property in November and I had to move out before our lease was up. She was having a hard time coming up with her share of rent and we had to pay late often. We do not communicate very often since I moved but I thought since I was still on the lease I would be Notified of important information having to do with the property. I got an email the 22 of this past month containing an eviction notice for failure to pay rent. I was not notified prior to this that rent was not paid. My old roommate should have told

We was asked to move out early after giving our notice to them and we did we hired a cleaning company to come in for a move out clean and was told we would get a bonus back on our deposit and this has been going on now for over 45 days and they keep putting it off now it's closer to 60 but to say the least we left the house cleaner then it was when we got to move in and we had to clean it before we would move into it but this place wouldn't even come fix the broken stuff in the house the fridge was broken for over a year and we bought one and had to store there broken one in the garage

MOD properties has handled my properties for many years. They have been reliable in handling all issues that arise and the staff is friendly and professional. Jason is always prompt to respond to any concerns I may have. I am an out of state owner so it's imperative I have the right management team, I also have MOD manage my parents property and they've done so very well for many years.

The worst company ever!!! The worst rental experience ever!!!! They deducted and returned us half of our deposit for the things they were not supposed to. We lefty the house in a better condition than we got it. Such a dirty home it was! Got charged for a couple of nails in the walls, and those nails actually were there when we moved in... Before we moved out we mowed the lawn and they charged us for mowing the lawn after we moved out, the door from garage was not fully working when we moved in and they charged us for the repairs of this door after we moved out, these and many other things were

I've been apt hunting for weeks now, and have barely received a couple calls back. Although I haven't rented from them yet, I was surprised that Rheanna returned my call! She also very clearly, and patiently, explained all of MOD's expectations and answered all my questions and concerns. She was professional and very courteous, and deserves recognition. I would rent from them in a heartbeat; I may end up doing that!

My husband applied for a home with them. Paid fees and waited for them to process the application. A few day later he was told the rental was no longer available. I looked at the listings on Craigslist and on Trulia hours after that, it was still available. So I requested more info and they emailed that they were still doing showings and accepting applications. They aren't the most trustworthy in my honest opinion. I'd steal clear.

I have used Mod Properties for 5 years to be the property manager for my home in Denver while I spend the spring and summer in NJ. Jason and his team have done an outstanding job. A few years back when a freak hail and rain storm flooded my basement his team took care of everything needed for the clean up and prevented a much bigger problem for me. Very dependable and very honest. I would recommend them in a heartbeat.

MOD properties is one of the most professional, and responsive businesses I have ever had the pleasure of working with. We live in another state and have never owned a rental property. The staff is communicative and informs us of any issues related to the property. They are prompt and reasonable with the cost of work done on the home and the yard. Never are they late with monthly payments and are expedient in finding a new renter. I could not recommend them enough. If you are looking for a property management company look no further.

Stay away from this company-After we found a home, completed an application and were approved-we received an email stating the home was not longer available. There was no mention at all of another application during the 2 week process it took them to communicate They wasted 2 weeks of our time and then had the nerve to email back the following Monday stating their other application fell though and asked if we wanted the house

After five or six months of nearly continuous leaks in the ceiling of my unit (3559 s bannock st. #202), I was finally allowed to leave. Before I was completely moved into my new apartment, the ceiling in my bedroom collapsed. When it collapsed, it revealed what I would consider to be an infestation of black mold.
During the time I spent in #202, I was forced to sleep on the floor in my living room more than once because my bedroom was SATURATED. Each time a new leak began, I was assured by MGMT that he/they were "escalating repairs appropriately." When I mentioned the Warranty of Habitability
