I lived at Leva for 2 years during the pandemic before deciding to move out of the city. I really enjoyed and appreciated my time at Leva. The office and maintenance staff are incredibly friendly, professional and helpful. I am really grateful for my experience with them. The buildings are well maintained, secure and up to date. For the most part neighbors are friendly and respectful of others and the property. The location is convenient to the hub of Ballard with everything you need in walking distance. I am happy with my time at Leva and would definitely recommend it.

Pros: Open layout, nice rooftop.
Cons: everything else, including poor elevator maintenance (making the elevators down at least once a month), right next to a fire department, TONS of street noise from homeless, cars, people yelling, etc.
RENTER BEWARE: management kept our security deposit and tried to charge us multiple nonsense fees such as "$100 painting fee, $40 blinds cleaning fee, $60 carpet cleaning fee, and $181 professional cleaning fee. After keeping our $500 deposit, they tried to charge us an extra $250. While we communicated that we cleaned the apartment ourselves, they told us that

When I first moved into LEVA in February, it was at the end of an exhaustive apartment search that left me hyperaware of just how bad properties in this area can be managed. I'm glad that I had this background, because it makes it very obvious that this community is run like a very well oiled machine!

Overall I have enjoyed my experience here. The neighborhood is very convenient being close to Target and Safeway and all the bars and restaurants nearby. I really like that we have a package room and Amazon lockers in the lobby. Taking out the garbage is easy with the garbage chutes on each floor, and it’s nice living in a community where so many people recycle. I’ve never lived anywhere with a rooftop before, but I have to imagine that ours is nicer than average. The views are are very beautiful.

So far, I really love living here. The staff is super friendly, helpful, and communicative. I appreciate the community events they put on, and the other residents here are so nice. I was worried at first about parking in the garage, since I had problems at my previous apartment building, but it's very secure and I feel safe parking there. I love living in the heart of Ballard and still having space, amenities, and some peace & quiet in the courtyard & rooftop.

This will be a very in-depth review of our 2 year stay at Leva on Market.
The Complex:
Positives:
- Fairly good placement in Ballard, close to many shops and coffee shops. Also super close to the bus stop to get downtown.
- Rooftop: the rooftop is a nice feature and has grills and seating. Very fun to use in the summer during sunset. Note: the rooftop is on the south building, so if you live in the North building, you will have to use the elevators and walk across the complex.

Update: after living in 2 apartments after this, it's apparent to me what a dump Leva was, and how awful the office was.
The actual unit itself was fine, no major problems. Very overpriced. You pay for parking, which was NOT secure whatsoever.
I had a few problems regarding my parking place, and the office staff refused to take the elevator down to the garage themselves to take a look.
I also received poor assistance on several other times, and rude attitudes... I paid close to $2600 per month and they couldn't even respond nicely. Terrible.

I've lived here for two years but the facilities/amenities continue to get worse. The elevators never work. Every floor use to have a room for trash/recycling/composting. Residents now have to take their recycling and composting out themselves.
The elevators are always broken and continue to get vandalized.
Also, my last two requests for help from the management - one when to the emergency after hours phone number and one via the resident portal - went entirely unanswered.

Really enjoy living here! when allowed there were lots of fun community events, and now in pandemic times they have done a great job in keeping the community going through various online events and having weekly food trucks show up. Additionally love being able to meet all the people and their dogs around the community!

Easily the best apartment complex I've ever lived at! There's a real sense of community here where you actually get to know your neighbors, staff is helpful and friendly, location is perfect walking distance to Ballard Ave bars & restaurants, everything you need is nearby, amenities are great and the building is nicely kept up. The rooftop has plenty of seating, a beautiful view and is perfect for social distanced hangouts.
Usually there are community events so neighbors can get to know each other, but with the pandemic, they made adjustments and now host a food truck at the complex

Very expensive and not secure. Multiple car broken into inside the "secure" parking garage. Will charge you $300-$400 when you move out (even these charges are not mentioned in the lease when you sign). You can find other apartments in Ballard that are more secure and have the same amenities and also cost less. They also have a lot of staff turn over. Rent with caution.

The apartments are nice but over priced, also note it is right next to the fire station so there are often large trucks going by. Although the bar for property managers is pretty low, the front office’s level of incompetence truly cannot be described in words. Surprise move out fees aside (they charge a cleaning fee even if you clean and there is no mention of it in the lease), they spread misinformation, lies and a lack of accountability at every turn. This is my 3rd apartment complex in Ballard, and is by far my favorite. The units are larger, there's more of a sense of community, and the rooftop is by far the largest in the 'hood. I've noticed some negative reviews surrounding car break-ins and general security - as a seasoned city renter, I can tell you that this is not exclusive to this complex; nor is it something largely the responsibility of building management - make sure entries close completely behind you, and don't leave $#!& in your car; it truly is that simple.

I strongly encourage you to heed the negative reviews. I ignored them at my peril. I've lived here less than a month and already my car (and others) has been broken into while parked in the garage. On the same night, someone stole all of the packages from the "controlled access" entry room and opened them up outside the building leaving a pile of boxes. (Don't call it "secure" entry as they'll helpfully correct you that they never promised that anything was secure.) The security they pay, whoops no matter what the car says on its side it is a "courtesy patrol

Love it here! We got a really good deal coming into the community and it is relatively affordable compared to the surrounding apartments. Although our unit isn't one of the updated units, it's still super cute and chic. It's a safe and friendly community. Staff are awesome and we haven't encountered any bad experiences thus far.

Moved in in Spring, coming from Queen Anne and could not be happier. The location is perfect, it's an easy commute to downtown or any of the other great Seattle neighborhoods and the staff is awesome. We were apartment hunting at other buildings, saw a sandwich board out front saying there were openings, and applied before we left.
Pros:
- Awesome staff. Super responsive and knowledgeable and want to help as best they can.
- They are investing in the building: New paint, floors, package lockers, roof furniture, bbq accessories.

I can summarize Leva on Market by saying for the price, you can do farrrrr better. For more than $2200 plus parking, pet fee, deposit, move-out costs, costs to replace your stolen items, costs to your olfactory system to inhale dog urine, YOU TOO can have a two bedroom apartment in Leva on Market. Leva is fine if you really don't want to take the elevator (it's not coming) and don't mind side-stepping a good amount of urine.
However, do be aware that the people who are robbing the secure bike storage (a locked room) and the garage (supposed to be gated, but rarely is) live in the building. My boyfriend left his keys in our front door (a front door which is inside of the building, south building second floor east side if yr nasty) accidentally one Sunday afternoon, where they remained for less than half an hour.
