This place is a gem! My partner and I moved in during the heat wave and having ac was a life saver! We absolutely love it here and never want to leave. Staff is responsive and friendly; the maintenance team is efficient and clean. We love our high ceilings and the roof top view is arguably the best in Seattle. Real hard wood floors and full size appliances, we really couldn't ask for anything more! We love being apart of the Nolo community

I've only lived here for a couple of months, but I can say that what I've seen so far is indicative of what is to come. The building is always clean and I've never noticed anything that is need of repair. The team is always helpful and responsive and really gets to know their residents on a first name basis. I would recommend this complex to anyone looking in the international district/pioneer square area!

I lived at the Nolo for 4 years and it was a great place. The maintenance team is always so prompt with any issues we had. Oscar, who was a part of the staff here was so friendly and helpful - it was too bad he left. However, the rest of the staff were also very nice. The building is centrally located in walking distance from the stadiums, waterfront, and chinatown. Though you can hear some noise when there are big events at the stadium, it's really not bad - the walls seem pretty thick as I never once heard my neighbors and they mentioned the same. They also host a lot of events for the residents

Pillar Management and the Stadium Place hold a bit of history with me as I lived in the Wave once before 6 years ago. Mentioning because I returned in October of 2020 with a little hesitance. Honestly I am happy I did, and I'm extremely happy to call Nolo home.
The staff works tirelessly to keep a strong community engagement, always receptive to critique and quick to respond. You may hear exaggerated complaints but lets be real it's an estate of 500+ homes and I think the staff runs it extremely well and this place holds a ton of wow factor.
This leads me to my only regret in my moving here,

I’ve lived in the Nolo for 3 years and just renewed for another year. You really can’t beat the location: steps away from the stadium, major public transportation hubs just blocks away, and walkable to the waterfront and downtown. The management team is great, and the building definitely has a community feel to it. My favorite part of living in the Nolo, though, is the rooftop lounge - it’s always a treat to have people over and show off the view.

I looked at apartments online for like 2 weeks and The Nolo was the clear winner. I don't know of any other place with so many amenities: it's almost resort-like. It not only has a gym but also a Yoga/dance studio. Cable TV included in shared areas. You can use all the amenities of its sister building as well: The Wave. As if this wasn't enough, the staff is always coming up with social activities featuring free food from local businesses.
Being so close to the stadiums, expect some noise from the crowds during weekends. That's the only downside I can think of.

I am sad to say I have to give this Property a star rating of 1 due to poor management. Property is also very pricy given the high traffic of homeless. Game days are the worst if you have to park your car in the garage. Otherwise the property is in prime location. Hop skip and jump to major freeways and mass transportation. Upon leasing make sure to adequately inspection your unit before and after as this property is notorious for nickel and dime you for any little thing. Management is only your friend so long as you live there. One last thig to be AWARE of... if you have one of the patio w/yard

I've lived in the Nolo for 3 months, but I lived in The Wave before that. A small fire in an adjacent apartment necessitated relocation to a different unit. At first I was moved to a unit temporarily because I truly loved my initial apartment and wanted to wait it out, but ultimately I did what the others did, and chose a different permanent apartment. The reason I bring all this up is to illustrate what a great company this is to rent from. They went out of their way to work with me to find solutions that we could both accept even as circumstances changed. I packed my stuff, but they moved it

I sold my house in the suburbs to move to the Nolo to be within blocks of my office. Covid put a wrench on that when we went to 100% work from home, but it hasn't been too bad because the apartment is very nice and the view keeps me entertained. I looked up one morning while working and saw this gorgeous sunrise out my window. Definitely a pet-friendly building and neighborhood. If you don't like dogs, you should keep that in mind. I'm shocked when I read reviews about noise and smells. People, it's an apartment. If I wanted quiet and isolation, I would have stayed in my house in the suburbs. Maintenance

I've only lived here for 4 months but so far this is the best place I've ever lived! It's super quiet (concrete walls and ceilings will do that) I only ever hear people in the hallways. It's super pet friendly. I love that we have plenty of places to walk my dog and even bathe him! I never get bothered by management. Everything is digital and super easy. The staff have been super nice. Also I really appreciate how the building is handling the COVID-19 crisis. The community involvement in spite of covid is great too. I just love everything about this place and I have no complaints so far.

I was a resident in 2019 and liked the office and maintenance staff. Unfortunately, the walls in this place are super thin. You'll hear and smell everything your neighbors are doing so get ready to be close. They also aggressively over-charged while moving out and continued to find new fees and findings to try and charge months after moving out. Super disappointing experience.

I was a resident at The Nolo from Oct 2018 - April 2020. I loved my stay there. I always liked coming home from work. The Nolo is built with the quality of high-end condos, the common areas are sparkling clean, and the property management team is friendly, always helpful, and fun. Oscar, Brittany, and Michael - I am going to miss you! The top-notch amenities are shared with the adjacent apartment high rise (The Wave); however, The Nolo's rooftop is for the exclusive use of its residents and their guests. The bar CowGirls is a block away and super loud on weekends but that is not fault

We've lived in the Nolo for a year and a half (in a two year lease) and cannot say enough good things about our experience!

For starters - the staff is so kind and always eager to help with any questions. Oscar is awesome! They plan fantastic events for residents to get to know each other. The maintenance staff are friendly and very responsive to anything you may need them for.

The apartment: we live in a smaller one bedroom, just under 700 sq ft, but the walls are thick -we never hear neighbors. The finishes are updated and the layout is so well thought out. It's a very functional

Just moved in this week. Oscarr made it a super easy transition for me, we completed the paper work super quickly. I also needed a pump for a blow up mattress & he brought it so I didn't have to sleep on the floor! He is AWESOME!!!! I've never had a leasing manager that cared so much & I definitely look forward to my stay here!

This review is solely based on my visit to the leasing office yesterday. I live in Issaquah and plan on moving back to Seattle in about a year. I was looking on the web at apts and saw this community. I was in Seattle and had some free time so I decided to check them out. I was assisted by Christopher Sullivan, the assistant property manager. When I explained my plans to move he said, 'sarcastically', "Well why are you wasting my time.?" I had my sister and little nephew with me so I just smiled it off. He shows us an atypical unit and when my sister asked if all the apts came

Back for another update!

Since changing my previous review, the current team -- which is completely new -- at The Wave has reached out regarding our departure. Even though, as a new team, he/they have no real obligation to make things right, he went over my experience and charges, and issued me a gift card in lieu of some of the final costs paid (specifically the cleaning fee for which I also paid for a professional cleaning service). It seems like the new team is dedicated to providing a better overall experience for residents and is more responsive to issues/resolutions.

Overall a good place to live. Nice apartments, interesting neighborhood, responsive maintenance team. Would be four or five stars except that they charged a lot of fees when we moved out. We spent a solid 4-5 hours cleaning the apartment on the day we moved out, leaving it in the state it was when we moved in. Yet, they charged $97 for "repairs," $45 for carpet cleaning, and $150 for other cleaning. When I questioned them on it, they admitted there were no repairs needed and they waived the carpet cleaning fee as well, but still insisted on charging the $150 cleaning fee. Left a pretty

I was just informed by UPS that your office communicated to them last Friday that the Nolo would no longer accept ANY packages (signature required or not) moving forward.

While talking to the UPS driver, I saw FEDEX outside struggling to use the call box to reach a tenant. I let them into the lobby to drop off a package, and they also confirmed the new package policy they were told by your office.

As a resident, one of the key services your office is to provide once we have moved in is this very service. I am quite confident whether this was one misinformed Leasing Agent or a new corporate

I enjoyed my first three years living here; however, the policies in the building continue to change and the building management should be communicating those changes in policy to residents better.

The location is amazing and the units themselves are beautiful; however, frequently malfunctioning elevators, disorganized package delivery, and a new front desk staff that seems to think working with residents is a chore make this an increasingly unpleasant place to live.

I am happy to be living here and unless I get priced out by the rent, look forward to stay for a long time
The location is a public transport dream with Amtrak, Seattle Street Car, Light Rail, Metro Buses, Sounder trains and Water Taxis and Ferries within no more than 5 to 10 minutes walk.
The building is new (2013) and the neighborhood is old (late 1800's and early 1900's). Nolo was built in the old neighborhood motif with hand laid brick while it's partner building the Wave was desighned to fit in with the newer sport venues in the area, think Safeco Field and CenuryLink Field

Loved living here!!! Even got married on the rooftop. My only problem was that the staircase was locked so you always had to take the stairs... which was such a hassle when you only need to go up one flight.

Sydney was the best - super friendly and always went out of her way to help us... all the staff at Nolo ROCKED!

We are sad we move and happy we bought a house!

I feel the need to update my review. I'm still living in my studio, and am happy with some of the changes I've seen. Having lived here since the doors opened in 2013, I've definitely seen a lot of ups and downs.

The staff has been shuffled around, and the good ones stuck. Sydney, Nicole, Eli, and Zenani (to name a few) are wonderful. There's a new security company too, who seems responsive and friendly.

The construction is still going on outside, but no more pounding machinery.

Anyone looking to live in the big city, but also want the small town community experience, this

My husband and I have really enjoyed living at the Nolo. We had been homeowners for 20 years and are relocating. We sold our home faster than expected and needed a place to stay while we search for a new home. Having not been renters for so long we weren't sure what to expect.

When we first started searching for places to rent in the Seattle area we found so many that were poorly maintained, unclean & lacking in amenities. I have been in the NOLO for a little over a month now and I can't say enough great things. Apparently there were issues in the past with construction noises (from the building of Quality Athletics downstairs) but I haven't experienced any noise issues. In fact, this place must be lade of solid concrete because I never hear a thing through my walls and ceiling. The location is awesome, with lots to do in the area, both on the Pioneer Square and SoDo sides of the building. The amenities are unrivaled, with breathtaking views from the roof and podium decks. My husband and I have lived at The Nolo since April... and I can honestly say it's been the best living environment we've ever experienced. And I've been renting for over 10 years now. This does not mean it's perfect, of course, but for my lifestyle and what we knew moving into a new building under construction (duh, in April there were empty retail spaces on the entire bottom floor, so we ALL new there was major construction happening) all of my expectations have been met.

Management- They can't get it together. There are so many things wrong with how this place is managed. It took the property manger 9 days to respond to a complaint we had about construction and moving out. And apparently fair housing rules don't apply. How can you offer other people our of their lease with the same complaints, but we have to repeatedly have to email and call with no response and get told we can't have the same terms as others in the building. If you are planning on moving to the Nolo, please read this so that you get no surprises! I wrote a positive review about The Nolo on a prior post. But, I am sorry to say that I have to add the bad one here.

This is a great building in a great location, but the noises will make you want to move out. There has been continuous construction for the past 10 months we lived here. Sometimes, the noises are outright unbearable. Residents are given a chance to temporarily use other areas of the building while their apartment is too noisy to stay inside, but that is not a reasonable solution in my opinion
