Love it here! Great management staff and friendly maintenance staff. Great amenities...Everything managed well, I swam all summer last year with the pandemic going on... Great location, you can walk in the park, bike or run the trail! Several restaurants nearby, convenient public transportation. The price is not bad at all for what you get. I lived in the south loop before this and that place was grossly overpriced.

Nice building with great views of the lake and the maintenance is great and prompt also. But it stops there. Leasing office is not helpful and don’t ever seem to care much about tenants issues. We were given a months notice in the middle of winter that our parking was to be taken away for over a month. It was near impossible to find nearby parking. This was never disclosed to me when I signed at this place a few months beforehand and told the leasing office that my number one priority was safe reliable parking. Felt disappointed that the office refused to work with me when issues such as this

I was dismayed to read some one-star reviews and would like to add my opinion. I have lived here for 5 years and can recommend it to anyone. I love the blend of younger and older residents. It's a cool looking building and beautiful landscaping. Management and maintenance staff are first rate. They are friendly and knowledgeable Anything that needs fixing they will repair it the same or next day. Pool, large laundry room with new machines, bike room, storage room, a new package facility, refurbished garage with permit parking (no more valets!), exercise room on the 39th floor with huge windows

The apartments are nice and service is great from maintenance but as far as leasing office, they do not work with their tenants if you run into an issue. They are quick to charge extra fees whenever possible and do not work with you. I will definitely move out after this. They do not value good tenants.

Hawethorne House on 3450 N Lake Shore Drive is an amazing place to live. From the Management Staff Tracy to Kevin, Heather, Melanie and everyone who runs the building this is by far an amazing place to live at. We have been living here for almost two years and it's so well taken care off. Exceptionally clean and immaculate. The building has a beautiful pool and a gym, excellent laundry facilities etc. The Parking is an awesome addition well taken care off clean and superb. 3450 N. Lake Shore Drive is a great place to live. Have lived in this neighborhood for 21 years, which is one of the best in Chicago - convenient to grocery stores, restaurants, cleaners, etc. You can catch the express buses in front of the building and be downtown in a matter of minutes. And the views of Lake Michigan and Belmont Harbor are breath taking.

I’ve lived here for 5 years and have no plans to move out anytime soon. The building is a true community and everybody is always willing to help. The staff can’t seem to do enough - shout out to Melanie and Kevin. There is a reason that people move in here and stay for decades! Keep up the good work everybody.

My partner and I had an amazing experience living here. Great communication by leasing staff, super attentive and efficient maintenance, and overall great amenities! Move out process was easy. Only reason why we moved was bc we moved out of state, otherwise we would have stayed! Awesome building, renovated units, great location and breathtaking views! Would recommend to anyone :)

Horrible experiences, I would strongly recommend not living here.
- The radiator ventilation pipes run parallel to the trash shoot. When they close the trash shoot at night, your apartment fills with the smell of garbage. Super unpleasant. I was on the 30th floor...this was awful.
- The billing is impossible to understand. They constantly change the fee structure so you may sign a lease for $2,100 but then they change the way water, electricity, gas, and trash is billed so your monthly payment will fluctuate anywhere between $2,200-$2,450.
- Moving out is horrible. Demand that they do a walk

I lived at the Hawthorne House for four years, during which time my husband and I added two children to our family. We lived in a beautiful 2-bedroom apartment overlooking Belmont Harbor. Even in the cold winter months, we had beautiful natural light pouring in from all the huge windows. We loved living in this building, and it was a wonderful place to live with babies. The building is equipped with parking, elevators, and automatic doors, so getting strollers, carseats, luggage, scooters, and other child-related items out the door was relatively easy. If you're looking for an authentic Chicago-style living, look elsewhere. Please don't let the location or it's amenities overshadow the lack of humanity. I've rented from many properties spanning Chicago, Minneapolis, Philadelphia and other major cities. This property manager is ill-prepared to handle city living.

First, they sweat out the upper floors in the spring time. I was paying $2,000/month and dealing with near 90 degree heat for nearly a month. Their concern was how cold residents get on the lower floors. I overheard others complain to the staff and their response

Really love the location and view is absolutely amazing, lake and city. Was living there for one year and enjoy every day. The staff so nice and friendly. If need to fix something it was done immediately. I sign the lease with Kevin who is very nice and professional guy always give good advice. Front desk Mike was ALWAYS friendly and helpful. Heather, property manager, was great. I can't remember all names to mentioned but not even one person was rude or not professional.
I highly recommend this building.
Its expensive to live there but life IS expensive. At least you enjoyed there.

This is the kind of landlord 3450 has. I have lived in the building for 7 years and always paid my rent on time, with the exception of 2 or 3 times I was traveling or just forgot. You would think I would get a call saying please send you rent we didn't receive it this month or maybe a note to that effect. Nope. They send the maintenance people around with legal notices to terminate your tenancy, even if you are a day or 2 late. This happened to me yesterday and I sent the rent online in full and still got another notice today. Be warned.

Great location for express bus downtown and friendly staff. Pool view is spectacular (and should be for the rent prices!) Never takes more than 24 hours for repair requests.

Currently being bled by $275 month-to-month premium. Outrageous. And newly instituted (fall 2017) extra fees of $90 for common area gas, electricity, trash and utility service fee. That's $344 extra I pay each month above base rent.

Beware of 24/7 loud piano music in 30th floor, but front desk is quick to stop it after hours. Usually.

Update: I forgot to mention the building's antiquated heating/cooling system

BEWARE!! I would give 0 stars if there was an option. Do not get fooled by the polite first meeting, they are looters. These guys are leeches and they extract money from each and every resident once they decide to leave the apartment. The building staff and management is good TILL THE TIME YOU LIVE HERE. I have talked to a couple of residents who left the apartment and all (including me) were charged for the same reason THE CARPET. And they charge freaking $700 for their carpet. DO THEY HAVE TO CHANGE CARPET FOR ALL APARTMENTS???? They are just ridiculous people especially MELANIE.. And what a

I just moved to Chicago in April and wouldn't have adjusted as well as I did without the staff and amenities at Hawthorne House. The staff is willing to help with any questions you may have and the 24/7 maintenance staff is on top of any issues you may have. I wouldn't live in any other apartment building.

I moved here a year and a half ago and have absolutely loved living here. I started in a one bedroom, and after a year I switched to a studio. I have had bad experiences and good experiences with apartments before, but this place has been the best experience I have had. Not only is the building very nice and affordable (for Chicago standards) they have been great at the day to day details, friendly doorman (Mike is my favorite), packaging room, maintenance men (they go above and beyond and are always on top of it), and it is nice and quiet (there's a lot of elders in the building). Lived here for 2 years. Building is ok, views are great, but pool is ALWAYS closed. Office staff is awful. They will tell you what you want to here and turn around and do the opposite. As long as you don't have to deal with the office staff, this place is nice (but overpriced). They jack rent prices up every single year. Moved in paying $1300, 2 years later they wanted $1500 for a studio apartment. And they'll try and kick you on your way out the door with charges without explanation. Refused to allow me to be present when they went through the apartment, then I get a $500 bill 2 months later.

Great building, units, amenities, and location.

However all the downside and difficulty of renting from a management company. After asking when the walk through after our move out would take place, we were told we don't need to be there and that it would take place some time on the following day. Only to receive an invoice 7 weeks later for several things that needed to be fixed/cleaned and could have been addressed during walk through. Additionally they were unable to provide pictures of proof that some of the items needed to be fixed or cleaned. Management's only response was "

I lived here for 3 FULL YEARS and I just turned in my keys a few days ago. The only reason I moved was because I bought a place- if you are going to rent, rent here. I was a demon tenant at times and the building management, staff and maintenance crew are just the best. They're super patient and genuinely want the tenants to be happy. Some things are annoying (like the heat to AC transition) but they're following the Chicago law, it really is not their fault so please don't yell at them via email the way I did. They'll let you borrow a fan- just ask.

There are many positives to being a resident at Hawthorne House. The views of the lake are breathtaking and the 1 bedroom units are spacious (850 SW feet). There is a pool with wind guards on the roof, as well as an open deck with two grills. The lobby is decorated with beautiful marble. There is a small gym with cardio machines, free weights, and a Pilates space on the 40th floor with spectacular north-facing views through floor to ceiling windows. For an apartment on N Lake Shore Dr., Hawthorne House is one of the best of its kind.

The parking garage staff is incredible (shoutout to GQ, who always has my car ready at the time I need it) and the staff is overall attentive and maintains a clean, happy environment.

The location is very close to a bus stop (Hawthorne and Lake Shore), which is great for N/S travel in Chicago. It is always safe, even when taking the CTA bus at night. Also, having the front desk person hail a cab is very simple and automated with a light that turns on. It is smooth and I have never had difficulties with cabs

This place is amazing. I've lived here for roughly 5 years. In fact, I tried to move out, so that I could explore a different neighborhood, and then quickly realized on good I had it.

The door staff, leasing office, and residents are great. Everyone is respectful, and they do a great job of maintaining the property.

UPDATED: The front desk staff has been replaced with an outside contractor. While there is some ongoing kerfuffle about that, the new people at the front desk are alert, verbal, professional, and friendly! Score!

Great location. Very well taken care of. I think it's the first respectable on-the-level landlord I've ever had. They're always fixing this, cleaning that, or repainting some other thing. The office staff is helpful, the maintenance staff is great--all service requests are done quickly and well. The garage staff is great--a total hoot. Great apartments, beautiful views
