Nice apartments. The entire community has a no smoking policy so we had to walk all the way out to the Main Street to smoke. It was cold out. This is stupid. If I want to smoke in a unit I rent I should be able to. Any landlord should be painting and changing the carpet when they turn an apartment for a new tenant. I don’t see the benefits of this policy.

We should have known we were in for a bad time the moment we applied for our unit. Before we even moved in, they changed our unit twice and pushed our move in date out two weeks. They ended up putting us in a unit that faces the main road, which is extremely loud. We applied for a very specific unit to avoid this. We were selling our house and on a timeline that we thought would work out well, but with them changing our move in date, it really put a lot of stress on us. That is just the beginning. I don't know why they bother with the parking stickers. Half of the vehicles parked don't have them but towing is not enforced. Heck there are vehicles parked in the same spot for over 2 months without any registration, flat tires and the property management doesn't care. There are residents flipping cars on craigslist and have over 5 cars parked in the property at one time, but the management doesn't care.

I live in a unit that's supposed to have a 2 deep car garage. Upon moving in we realized that our sub compact cars do not fit in the garage. Took the issue up with leasing office and the leasing office manager's initial response to my concern was "well we've never had this happen before so I'm having a hard time believing you". I maintained a cordial disposition despite my growing frustration, and yet of the 3 times I reached out to the leasing office to talk about potential resolutions to this issue (after getting no response the first 2 attempts), the only thing I was told was that they would

Do not move in and expect to get your deposit back when you move out. They stated that there were stains on the carpet and that they had to repaint for minor scuff marks. If you have to repaint because normal scuff marks you might want to use better paint. We were meticulous when we cleaned up and saw no stains in the carpet or marks on the wall. You be the judge from the pictures. Plus the windows howl when the wind blows and leave you turning up the thermostat in the winter.

This place is amazing! I was so sad I had to move. I loved it here! The office staff is great! Lauren, Belinda, and Erin are so helpful and welcoming. Move out was so easy because they let me know everything step by step. I see the reviews about them charging for everything at move out. It's just simply not true. I made sure I cleaned and left it in a good condition. I got my full deposit back. If people were just respectful and didn't expect someone else to clean their mess at no charge, they would've got their deposit back too. Everyone's experience is obviously different but let me assure you

A Home Until My Home Was Built. I rented at Waterford at Southlands from May 2019 to November 2019 while my home was being built. I thoroughly enjoyed my time at Waterford. It was like staying at a resort. The grounds are kept clean and manicured. The apartments are clean, modern, and inviting. Maintenance is quick to fix anything that breaks down. The staff is kind and accommodating.

I had the privilege of calling waterford at southlands my home for the past 4 years while i was waiting for a house to be finalized. I cannot say better things about this community. I feel like there will always be more negative reviews than good but wanted to express that i am one of the ones that had a great experience living here with my family and that the community apartment and staff were always kept nice and happy.

I love the staff at my Waterford Apartments. I've lived here since this complex opened and every experience is first class. The front office staff are friendly and responsive. The maintenance staff is excellent. The neighborhood is friendly, but quiet. I feel safe and secure here. In three words, I love it.

I hate these apartments!!!!! They worry about keeping the environment clean so they banned smoking from the complex BUT trash will be piled up by the dumpster for days. Winter sucks because they don't do a great job of clearing it and I have to park at the dog park which is not close to my apartment at all and walk because they don't allow you to park in your own driveway. All the extras they say they have to offer are always broke so their useless! They are a huge joke.

While the apartments are beautiful inside, beware: it can be extremely loud! Our neighbors are extremely disruptive all hours of the night and the management will not do anything to help. Their curtesy patrol does not show up to help with noises at night. Moving apartments will cost us several hundreds of dollars that management won’t wave (even though we’ve done nothing wrong). We are exhausted and miserable. Avoid living here!!
