Services
Leasing and managing homes throughout the Kansas City area is all we do. Our specialty is rental homes in Johnson County. We do not sell homes or manage commercial or multifamily property. Our efforts are focused strictly on residential property management in order to deliver consistent quality services to clients without the distraction of residential sales.
Our story begins with President, Kandy Meehan. When Kandy was in college she worked for staffing companies during the holidays and summers, as well as taught classes. When she graduated from college, she was asked to answer phones at a real estate company called Talisman Condominiums. It was a high energy, fast paced environment and Kandy loved it.

We help you identify and select properties to buy as rental investments and work directly with the Realtor of your choice to help you make the best purchase possible. We assist in the search and acquisition of rental investment properties and will evaluate any home in your price range to see if it would be a good investment.
Have each person 18 years or older submit an individual application. Full time students living with parents at the property do not need to fill out an application. Students must provide proof of enrollment. Be able to show that you make three times the amount of the rent in combined gross income. Be able to pay your first full month's rent and security deposit in certified funds prior to moving in.

***RENTER BEWARE***
Tried to rent out a property and Caitlin was extremely unresponsive and not helpful at all when asking for documentation but never providing me information of what documentation she needed. After 4 sent emails asking what she needed to secure the property, they sent us a denied letter due to lack of documentation. We even offered to pay the full term up front in order to motivate her to respond to our emails and STILL nothing...Seemed as if Caitlin didn't want to rent us the property and was just a horrible experience at the start. I am glad we didn't get the property because

We rented a house through this company and when we moved in the house was a wreck. It was full of roaches & mice. As well as the fridge not working, dishwasher, and honestly many other things. I called the company right away and they were saying they had done a “full inspection” in the house before the new move in and they saw nothing wrong with it. Obviously a lie. The whole first two months were a headache with trying to get everything fixed & rid of all the bugs/mice. Not very friendly people. Especially Oretta, tries to be nice yet makes rude comments. I would definitely not go through

Scumbag slumlords charging you for things you say are broken on the inspection during move in. 2 years with them and maintenance is a huge hassle. On move out there will be no walk through inspection, and then they will "repair" everything without telling you. Just send you a bill threatening to go to court if not paid immediately. Tried to make me pay to fix a fireplace/chimney after telling me it doesn't work and I never touched it.

This company is difficult to deal with. We had issues at move in with toilets that hadn’t been cleaned in months as well as one toilet leaking into the basement causing major ceiling damage. We called numerous times to get the repairs taken care of with no response. In addition, we had a problem with the online billing system New Years Day and were charged outrageous late fees due to rent being paid less than 12 hours late. Kandy and Oretta are unresponsive and unprofessional, save yourself the headache and do not rent a home with this company.

Nothing makes being a landlord easier than having a management company you can trust to care about your investment as though it were their own.
