Apartment unit is nice itself, and in a good location of Durham. The amenities are also very nice.
My unit however has had a persistent roach infestation for the latter half of my lease, despite keeping a clean unit and frequent pest control visits.
I was also promised a $250 gift card upon signing a lease that was never honored.
Maybe I'm unlucky, but these are why I rate my stay a 2-star.

I would avoid this place like the plague. It is dirty and the staff is completely unresponsive. You can call, and call, and call, and never hear a word. Many things are in total disarray and the prices for this area are completely out of line. I have lived and worked here for many years and never seen people get taken advantage of like this.

The staff fails to prioritize the safety of the community
My car got broken into right in front of one of the apartment buildings recently. I asked the staff if they could check their security footage and get back to me with any updates for when I create a police report. It took several emails on my part to hear back from the staff. In the meantime, the staff sent out emails about the dog park and community events, but nothing about the safety of the complex.
They assured me they informed their courtesy officer, but it is apparent that their courtesy officer appears to be nothing more than a

I just graduated college, and this has been my first "adulting" experience. Everyone has been amazing throughout this process and were really invested in helping me make Palladian my new home. We have been living here for just over a year and am thrilled with it. It is most definitely upscale apartment living as advertised.. we are pleased with the quiet comfortable living space ( we have beautiful high ceilings and huge windows... finishes feel more high end condo than apartment), and they go out of their way to make it feel like a community. The staff interacts pleasantly with us (Brett in the office in particular), and our maintenance requests , while few and far between, are handled promptly. So happy here!

I have lived here for almost a month now and have been more than impressed thus far. Brett was very helpful in getting the final paperwork done. He even walked me up to my apartment when I picked up the keys to make sure everything was ready. The service from staff here has been exceptional! They also host a ton of opportunities to engage as a community (responsibly of course). Overall I have been thrilled with my move and look forward to the next year.

I wanted to share my entire experience here so if the review is a little long please accept my apologies. When I first moved into Palladian a couple months ago I was amazed at how nice everyone was and how nice my apartment was outfitted. Regrettably intense noise started a few days later and due to legalities in NC it is actually very difficult… for any landlord to evict or even penalize a tenant over noise. SO, after working with the corporate office they helped me move to a different apartment in the complex and I could not be happier. They did not have to do this, but they did....I am

I have been living at Palladian Place for about 2 years. The first year was excellent -- I absolutely loved my apartment building, the office staff & maintenance staff. But, the past 3 months have been terrible. There has been a high turnover rate in regards to the leasing office staff, and the new maintenance crew take much longer to respond to… service requests.

Palladian Place is a wonderful place to call home! We lived there for two years and miss it constantly. The apartment is beautiful and everything is top tier. The location is superb, you have plenty of space, the fitness center is ridiculously amazing, the pool and grill area is perfect for entertaining. We wish we could’ve brought Palladian Place with us when we moved to a different state!

Love it here. I just read a review saying everyone wants out. My husband and were just talking about not meeting anyone who wants out.
Nice apartments, good amenities, responsive maintenance staff.
My only, minor, complaint is the coffee machine doesn't always work.
I'd recommend this place to anyone.
