Services
All application fee(s) and holding fee must be paid to reserve an apartment or to apply to the waitlist. Waitlist applicants may enter a preferred move-in date, however, there is no guarantee an apartment will be available by the preferred move-in date. Applicants under the age of 21 will require a guarantor.

Save yourself the headache and do not rent here. The price is good but it is not worth all of the hassles we had with management while we lived there. There were a few maintenance issues with out apartment that took months to resolve or were never resolved. This included issues with two appliances that were never replaced and the office refused to let us use an appliance at an open apartment while they "worked on" the issue. I actually ended up fixing one of the appliances on my own.

But the worst part was the management at the office. They were disrespectful and not helpful. The only

I've enjoyed getting back to some normalcy and finally shopping for my move. The office person was really helpful actually a number of people made me feel welcome. I saw two apartments today a model and a empty apartment. I've seen the Gardens of Canal when on the trail and wanted to check them out for awhile. First I had a video tour sent to me and I really like seeing first hand that the video was accurate. Pleased that the office was open today and I was invited and was impressed with the stainless steel appliances (I think they were new) and modern finishes- chrome . I'm making

My husband and I lived at the Gardens of Canal Court apartments for six years. I'll start with the positives - The location is excellent. You can walk, bike, scooter, etc. anywhere downtown and access to the canal is incredible. The apartments are large with sizeable closet space and bathrooms. It's nice to have access to a pool in the summer (even though they never seemed to open it on time).

HOWEVER, management is awful. Truly horrendous. Over the course of our time there, we experienced SEVERAL leaking issues. Once, rain water seeped into our apartment near the fireplace, staining

My partner and I moved in three months ago and can't be happier about our choice. The apartments are spacious and clean. The whole complex is adorable and well maintained, there are a lot of trees, flowers and plants around which just makes living here pretty.
The pictures on their website absolutely do no justice for these apartments!! Bedrooms are comfortable with large windows and nice sized closets (one per bedroom). If you're moving in for school, there's enough space to comfortably have a queen size bed and a desk with a chair in a bedroom. Bathrooms are a little larger than

Lived here for a year and couldn't wait to get out. If you absolutely need to live downtown I get this is the best option, or at least that's what it looks like on paper. The associates that work the office know absolutely nothing and contradict what they say all the time. My water was freezing cold the whole month of February while they tried to fix the water heater (3 separate times) the whole month until they had to buy a new one. Unless you're a student with student loan money and don't care where your money goes, I wouldn't recommend living here. It's frustrating

They made the lease renewal very streamlined and efficient. The apartments are very comfortable and clean and they are located right next to the canal and close to the hospitals where I work. The office staff is very friendly and they are helpful in getting maintenance requests filled and completed.

The apartments are large with good storage, however, not a good trade for the negative experience. Starting with the management team, very unprofessional. Integrity is definitely not part of the culture of this organization. We were provided false information from the start of our experience and continued through the end of our lease process. Maintenance responds in your first week after signing the lease and then...nothing. You will be charged for walking on the carpet when you leave, and perhaps like us, you may even be told your carpet had "soiled" spots on it when that is NOT

I lived in these apartments for 3 years. Their apartments are nice; it's open and roomy. It is located right off of the canal, between downtown Indy and IUPUI's Campus. I would highly recommend this place to IUPUI students because of its prime location.
Although all these are positives and I did enjoy living here, the reason I didn't rank it higher is because the management SUCKS. Maintenance takes forever to come after putting in your work order and sometimes even skips/forgets to come! There were times when we needed a new washer, dryer, and ceiling fan. I loved the year that I lived in these apartments. I lived in the gated area of the complex, on the third floor unit. The office staff and maintenance are extremely friendly. My apartment was spacious and comfortable.

The prices for other apartments downtown have become ridiculous! For the square footage, price, location, in unit washer/dryer, and no additional charge for parking and did I mention LOCATION? It doesn't get better than this.

Gardens of Canal Court is a BEAUTIFUL location but overall not worth living here.

Was given a few minutes notice that someone would be entering my apartment without me being there / without my permission. That is literally against Indiana law since it wasn't for an emergent reason and I wasn't given reasonable notice. Tenants have rights and landlords don't have a carte Blanche to enter and exit as they please.

My best friend and I have been living here for about 3 months now. We love it! The staff is very friendly and generally accommodating. The parking can be annoying sometimes but you do not have to pay for it like in most apartments downtown. It has canal access which makes summertime much more exciting! There are multiple pools and the apartments are extremely roomy compared to other apartments at the same price. When we moved in they had replaced all of the carpets and given us all new appliances as well. Overall I love these apartments and couldn't have asked for a better first experience

Aside from the fact that the entire canal area downtown has been trending downward in terms of safety and security for the past five years, this apartment complex leaves a lot to be desired. Ten years ago, I knew a lot of people who raved about this location. They said it was one of the two must live places along the canal. Several years ago when I went to move in, I learned the property management were your quintessential examples of shady, bait and switch property managers. I get blocked from the garage I pay for monthly but guests who want to park in regular spots get immediately towed, and, I'm not sure if it's been them every time, but at least once it turned out to be maintenance and the vehicle type is similar to other times, so I have my suspicions.

No less than three times I have called for maintenance and been told it would be taken care of "tomorrow" and I have to follow up and remind them. It makes home like seem a lot more like work, which I would accept if I owned my home, but I live in an apartment and pay a premium for it because

I just moved here a month ago. I'll talk about my experience since I applied for the apartment until this day.

Applying for the apartment is an easy process, there is an online website to fill out yhe applications. There is an application fee, waiting list fee (which will go towards your first rent) and a deposit fee.

When you move in, they'll give you 2 temporary passes (2 days) plus the 2 you have for your cars.

Pros:
Location, close to downtown, walk to the Med School and by the canal

Clean, new and well maintained. Clean hallways. Secure and safe locality. Right in downtown yet has a residential feel. On the canal, you can never get bored. Just a mile away from historical society, IU campus and hospitals are actually at walking distance. Management is helpful. Never had any issues with maintenance. I have been living here for more than one year. Compared to the places my friends live in, I think this place is amazing despite the fact that I pay more. Completely worth it.

Pricy. Parking can be an issue although I hardly had any trouble. They give u a sticker. No gym

I live here for two+ years. The prices are high, but for the size and location, it is reasonable.

I did have my stereo stolen out of my car, but I left my doors unlocked. I'm guessing that most people who had this kind of problem probably left things in plain view or like me were stupid. But hey, it is downtown, which means that things like this are more common than in the country. Since I left, they installed gates at the entrances! I never felt uncomfortable on the property. However, there is always a chance that you'll meet some unsavory people in the area. But again, that comes with

I used to live in the Gardens of Canal Court, in the original section. We really liked it a lot, but we did have some weird things go on once in a while. My sister had her car broken into once and I was approached several times by people asking for money in the parking lot. If I were home at night alone, and needed to go outside to my car or to the parking lot, I sometimes thought against it.

The apartment itself was nice ... very new when we moved in. I liked the location...had a good time biking and walking on the canal.

A bit expensive even then ... we paid $960 for a one-bedroom on the top
