The Preserve is the seamless collaboration between found and made: progressive, modern, and industrial design meets historic preservation. In 1891 an industrious Vicksburg businessman, Joseph A. Biedenharn, bottled the first run of a widely popular new fountain drink called Coca Cola. Using a bottle of his own design, the precursor to the iconic hobble-skirt design that came later, Biedenharn set in motion the first steps of a truly iconic brand.

I’ve put in complaints with the BBB and fair housing authority. I’m surprised to see so many positive reviews, the management company, steelhead, has a C on BBB and only 1 star reviews. They do not uphold Virginia Fair Housing laws and fail to offer reasonable accommodations. After giving notice that I plan on moving ASAP, in the leasing office, in writing, they said it wasn’t sufficient. I believe this is because they want an extra months rent. Also, fail to offer accessible parking and insist on charging a reserved parking fee to accommodate yourself. They are looking to make a penny everywhere

I have loved my time living at The Preserve! The location in Scott's Addition is fantastic, with many restaurants, bars and coffee shops within easy walking distance. The amenities are excellent and the units have charm and character. I would recommend The Preserve to anyone!

We have absolutely loved living at The Preserve!! We moved in about a year ago now and have been very pleased with the quality of our apartment and the kindness of the staff. When we have an issue, they are very responsive and they have also made an effort to get to know us which I love. The community here is great too everyone is so friendly and we love how our dog has been able to meet other dogs! We are likely moving out of state soon, and one of the hardest things about leaving is having to move out of The Preserve honestly. Couldn’t have asked for a better experience in Scott’s Addition

I've been living here for about 6 months and am very impressed. I've lived downtown for years now and lived with 3 separate management companies.
Preserve management was super responsive and helpful when looking for an apartment/touring. The main reason I like this place is their interest in resident care, especially in RVA. From moving accomodations, providing recycling bags, keeping areas clean, scheduling resident events, to even making sure the hallways smell nice.
I want to give a specific shout-out to Jewel who has been amazing before, during, and after move-in.
The only issue that I had

I just moved to the preserve from NC and didn’t do a tour. However I was sent videos, pictures, and lots of info on the layout I was interested in so I didn’t really need the tour. I love how unique each space is but if you aren’t into that I’m sure the newer units are really nice too and more basic. Ive used the gym some and it has basically everything I would use at any other gym (the 2 pelotons though are a major plus). I haven’t had any problems parking but I’ve never really left at night or the most packed times so I can’t comment on that. I haven’t had any problems with mail

Great value for the area, very friendly and welcoming office staff and walking distance to rly great breweries and food.
The Veil is one of my favorite breweries and is located right across the street.

Also one of the only places in the area that has a parking lot that you do not have to pay for, especially if you are not guaranteed a spot but they also offer reserved parking options which is nice. I LOVE THE PRESERVE! Leasing office is flipping amazing and the maintenance/service guys are awesome. The apartment is really nice especially the amenities of the rooftop and pool table. Scott's Addition is a great neighborhood too. Couldn't have imagined living anywhere else.
Context: Moved to Richmond for a first job out of college in summer 2018. I've lived in a 2 bedroom unit and a 1 bedroom unit on the 4th floor of the newer second building (address 1308). The first building (address 1310) used to be a Coca Cola bottling factory and has the more industrial/lofty-type units. I recently moved

I lived at the Preserve at Scott's Addition for about 11 months and recently moved out to buy a home. I never thought that I'd miss it as much as I do... I'll get to why later.
There are so many aspects of the Preserve to love, however the place to start is easy: The Staff. Krystina, Kaitlin, and Duron make the Preserve so incredibly warm and… inviting. I've lived in other communities that promise community events but then deliver so poorly that you know it was an afterthought or that they had a shoestring budget. I'm looking at you Clairmont at Chesterfield. Clairmont used to have great

As a previous owner of a property management company, I am envious that we could never seem to achieve the same level of service that the staff at The Preserve provides with ease on a daily basis. The property is always clean, the maintenance staff is helpful and friendly whether you are asking for help or not. Within the actual apartment it is… very soundproof. I actually had trouble communicating with my kids when they were in the next room - great if you are in a roommate situation - my kids loved using it as an excuse to be able to ignore me when I was nagging them to do stuff. The tenant

My husband and I moved here from Shockoe Bottom 2 1/2 years ago and we still love it!!! I have worked in property management for over 15 years and am always impressed with how well the staff does here. They are so attentive and quick to help with any issues (although you would be hard pressed to find one). Maintenance always responds within 24… hours and when they come in, they make a point of saying hi to our dog. We also love bringing friends and family over to show off the amenities and how well they maintain the facilities. We would recommend The Preserve to anyone looking to live in

The Preserve…Great location!!!
I have lived at The Preserve for 3 years and regrettably I must say that the quality of life at The Preserve has declined over the past 6 to 9 months. Inconsistent operation of… the elevators, dogs running the halls off their leash, trash shoot is regularly clogged and trash rooms are regularly filled with trash. Dog waste is another issue (lazy dog owners). Management continuously makes empty threats of fining violators and to start taking dog DNA samples to catch violators… to my knowledge, neither has happened. Not sure if the decline is due

I absolutely love living here! I have not a single complaint only wonderful things to say about the Preserve. The ladies in the leasing office are incredible and the maintenance men are quick to fix any issue you may have. I have lived in several different apartment complexes and not one comes close to The Preserve. If you are looking for a great place to live this is it!

I was the third person to move into this community and just moved out (got a house). I've lived in 10 different places in the last 13 years and the Preserve was the absolute best. When I moved in, there was… only the train building, and the other two weren't even close to being finished. The facilities are way nicer than anything I saw when I was shopping in late 2014 and the property management staff (Sarah and Krystina) are the most attentive and thoughtful ones I've ever come across in my property manager experiences. Both are very professional and actually care about their residents

My daughter lives here and has had a mold issue in her apartment. The management company has been very difficult to work with. My daughter was away for a 3 day weekend and came back to mold growing on the walls of her apartment and on her shoes. It took about 6 weeks to get them to do anything about it and finally they let my daughter move to a… different apartment but they are charging a $350 fee to move and gave them 2 days to move during the week. She was also not reimbursed for the $500 worth of shoes that had mold growing on them. I would not recommend the Preserve to anyone.

Parking: Beyond capacity. They offer reserved spots to purchase, but they're all taken up. I often park on the street, especially if it's past 7p. Also, forget about finding parking if the Veil is having it's Tuesday beer release. The preserve does not enforce towing on violators.
Leasing office: They're nice and helpful.
Mail/Package Delivery: Regular postage is fine and will always make it to your mailbox. For packages, give the driver instructions for using the call box to leave by your mailbox. The leasing office will hold packages for you if a signature is required.
