Current resident. This is, by far, the worst apartment complex I've ever lived in.

1. Train Noise: It will wake you up in the middle of the night regularly. I unfortunately had to sign my lease sight unseen and asked the agent explicitly to get me an apartment as far from the train as possible (based on previous reviews). Still, the train wakes me up almost every night. This is after spending a couple hundred dollars attempting to sound proof the unit.

2. Grossly incompetent management.
- My bathroom exhaust was very clearly broken when I arrived to move in. It remained on at all times

There are many reasons to consider other options. Here are a few:
- The staff is rude and unresponsive.
- There is a leak in my apartment (that happened during a storm). It's been over a week and has not been fixed.
- The train is quite loud.

I don't understand why scheduling an appointment ended up in repeatedly failing of her recognizing characters of my email coming out of my mouth, I spoke clearly enough of not she had already failed to communicate with me for the previous 10 minutes, all I could think of is a discrimination against non-native English speaker which no matter how tiny an Accent is she can tell, humiliating doesn't do good to your business, lack of basic respect, is even below the bottom line of American Value

We lived here for almost 2 years after returning from Europe.
I loved the location, but eventually grew sour on the train noise.
It's selling itself as a "Luxury" boutique property, when it's really just lipstick on the pig. The lobby and common areas are adorned with beautiful furniture and a nice ambience, evident of a hired designer. However, the actual apartments use very standard cheap cabinetry, flooring, lighting, bathroom showers/tub combos and your hot water never gets hot enough in the shower or the washing machine.

The maintenance team here are amazing; we had an issue with our hot water and AJ responded quickly and rectified the issue immediately. AJ's service was fast, fun, and friendly; he also made my son laugh which was a plus.

I lived here a few years ago and when I moved back to the area I considered living here again but decided on Indigo to try something new. Terrible mistake. The building maintenance and management are so much better at 201 Marshall. My unit was in the courtyard and I hardly could hear the train and had great lighting. Highly recommend anyone looking in RWC to check this place out.

The building is new-ish but there's an incredible amount of Caltrain noise. The building's management/office support is pretty bad, but the maintenance staff are responsive and good.

Lived there 1+ yrs and walked away with the overall feeling of "why would anyone waste their time living in this building?"

I'm posting on behalf of multiple people who have had the same experience as me while looking for a place to live at 201 Marshall. The building itself is beautiful and perfectly located in downtown RWC, it is well kept and everything I've heard about the maintenance staff there is great. It made me and other people I know really want to live there.
The issue we ran into, however is that the management likes to show/tell you that an apartment is available but then lets other people snipe the apartment out from under you without any warning. Maybe this is just how things are done here but I've lived

We were the first tenants in our unit, and stayed 6.5 years. The first 5 years were good. The location is great but don't believe them when they tell you the windows block the train noise. We slept with earplugs every night for 6.5 years. The building is small, so the staff is small. The current property manager has been unresponsive and not equipped to be in a management role. Emails coming from the building are never signed with a person's name, almost like they don't want to be responsible for whatever the complaint or request is. Like this:

Still trying to get back my deposit. I moved out nearly a year ago. They have sent checks... And then they were cancelled. Since then I ping and ping and maybe they'll respond with "they are working on it." I see this is a trend here as others have left the same feedback.
They tried actively to get better yelp reviews when I lived there by trying to bribe people with good reviews. Why not just have honest business dealings?


Anything else others have said about bait and switch I've definitely found to be true. I've never had problems like this with any other apartment

Location: next to clatrain (bullet train stops at this station), right at downtown. There is weekly farmer's market next to the building.

Noise: train noise, but no noise from units above or side

Cleanliness: always great

Staff: changed a lot. the last person we interacted was amazing

Some units have a view of the correctional facility located in downtown Redwood. Some may not like it.
Streets around are full of Sherrif cruisers (a plus for safety?)

Position is cool, but the Caltrain noise is loud. No full-length mirror inside the unit, I think add one in the walk-in closet is perfect. I like the good nature light inside the unit. If the sound insulation can be good enough, it we’ll be a perfect apartment.

I have learned my lesson from this place. If you do the following, you will thank me. :) Il

First Day: Take lots of photo or video, Take every details down. Even though they say they will not blame previous damage (I have email correspondences), don't take their words. You document yourself, and let them sign.

Last Day: Important part, walk with the manager and let them review in person, and get signature from them to avoid my incident. Ignore pre inspection. It doesn't matter. Plus, photo and video evidence.

We lived here for two years due to the convenience of the location, but unfortunately didn't have a great experience. Most recently, the management withheld more than $500 from our security deposit for cleaning, after documenting zero issues in the move-out walkthrough that we signed on. We went in circles with them to address this, highlighting that CA law only allows deducting from the deposit for damage beyond ordinary wear and tear. After weeks of being non-responsive, they sent a fraction of the deposit back, two weeks after CA law requires that it be returned.

Be careful giving your money to this place. I viewed a unit a few weeks ago and they required that I not only submit an application same day, but also put down a security deposit to lock in my rate. I obliged after confirming with the front desk that I had 3 days to reconsider. 2 days later, I found a better deal and emailed (to get things in writing) to cancel my application. No response. I called 3 times. No answer. It wasn't until the following week that my call was returned and my application was canceled.

Fast forward another few weeks later and my deposit is nowhere to be found. I

Pros:
1. Maintenance team very responsive
2. Management team fairly responsive, sometimes helpful
3. Great location <5min to the Train station
Cons:
Overall great if you commute but no good if you WFH
1. Noise: In addition to the train, the commercial building next to you use vaccum cleaner for 15-30min every day. The noise level could exceed 60 decibels within your unit early in the morning.

The maintenance staff at 201 Marshall goes above & beyond! Victor Galindo is always quick to respond to service requests and provides excellent help. When I recently moved apartments, he went the extra mile by helping me move my sofa. I was having trouble fitting it through the door and without hesitation he was willing to help and saved the day! Without him, I would not have been able to move out that day.

Went to see Marshall 3 times on a Saturday and made a decision to lease by the end of it. Lupe was the one who showed us the available floor plans that met our criteria all 3 times and was super nice, truthful, and patient with us! That day, we went to visit at least 3 other places and no experience was like here. If you're looking to lease at 201 Marshall, make sure to work with Lupe!

Management has definitely progressed throughout the years. The receptionist Guadalupe is such a sweetheart and Tonisha is an amazing manager. If you have any issues, she will take care of it and make sure you're satisfied!

Compared to the reviews from 2016, this place has done major improvement thanks to Tonisha and her team!

I definitely recommend for you to check the place out :)

We recently moved out from this building after 2 years because we relocated out of Redwood City. Before reading other reviews, know that this community has undergone major improvements under Tonisha's management.

The pros:
- The management is very responsive and communicative about changes that affect the building and keep you updated.
- These units have really great layouts - some of the most generous closet space in the Bay Area!
- Great, pet-friendly rooftop deck space with views
- The small community means the gym and the community spaces aren't crowded
- Responsive maintenance

Nice building with serious structural issues and incompetent management bordering on corrupt. We lived in this building for a little over two years. During this time, we had three different washer-drier units break, the elevator went out at least three or four times, and there was a two week period in which the garage door simply ceased to work. Locks on the elevator once stopped working and management's solution was simply to ignore the situation. Communication about these issues was often late, if it occurred at all.

Updating my review. I may have been a bit reactionary on the last one. Latest management is much better. Responsive, polite, patient and not intrusive.

The apartment itself has always been really nice. The studio had a great size and room setup. The 3rd floor patio and upper patio were really great spots. The gym was really convenient. Overall very good, lots of good memories here.

I wish it were possible to give 0 stars and still write a review.

201 Marshall is the most poorly run building I have ever had the misfortune to live in. It's such a shame because the building itself is quite nice and the location is perfect. However, neither of these compensate for the ineptitude, apathy, and general mean-spiritedness of the management.

My wife and I had been living here for 7 months, often frustrated with the lack of response we got when we had questions or issues. Packages were often locked in the office and the management company would be unavailable for you to retrieve

So I came in hoping to view a one bedroom apartment and the leasing staff (Leia - I think that was her name) asked me what our budget was. I said "flexible" - which is true, but she insisted and would not proceed until I gave her a number. I recalled (mistakenly) that there was a unit for $3000 listed online, so I said $3200 hoping to move the conversation along. She then said "oh you can't afford anything here. Our floor plans start at $3400."

I was really taken aback. There is no need to be condescending to a potential customer. And there are so many luxury apartment
