Almost 2 years in and still is a great place to live! The leasing team is great, but so is the maintenance team! We really don't have any issues and the team does a great job communicating, an awesome place to live!!!

Moved in 3 months ago. So far so good! The staff are friendly and responsive. The building has 5 elevators but one of them is down recently. The staff notified us through email and community post on time.

I’ve lived at Franklin 299 apartments for 4 years. I love the facilities and the location of the apartment. We originally moved to this location due to how close it is to Caltrain. We live in a two bedroom, with our goldendoodle and love that we can wal downtown on weeknights and weekends. I love the downstairs gym and the hot tub. People are really friendly in the building and the staff working here are like family.

Seeing that karie commented on my review and asked me to reach out is LAUGHABLE.

I have reached out soo many times. I have reached out to management, I have even reached out to the parent company who contacted the temp leasing manager while Katie was "out on leave and couldn't be bothered".

If she's out on leave, how did she respond to my review but not my 5+ emails to her email...

I legit gave up fighting these guys and will be paying whatever it takes to get out of here.

It's a lost cause.

Won't fix the elevators for 3 months, then I got stuck in the elevator, and didn't even get an "I'm sorry it we are going to do xyz".. literally a blank face and "please email us and we'll look into it". Garage door broken and open 2 weeks then we get an email notifying us it's broken 2 weeks later, meanwhile my bike gets stolen from the garage. Watch, they will reply to this and say: please email us or stop by. Laughable

The move to this apartment was disastrous from the beginning! First, I was quoted a different monthly rental cost based upon a 24hour commitment promotion! The incompetent leasing associates uses the pathetic excuse that "she was confused because of the different promotions being offered"! Really!
A few days prior to move-in I called to be provided with instructions on the process of moving my furniture in. I was told that I must obtain a key for the elevator ( no other explanation was given surrounding this "key") So, I politely asked what is the purpose of the key and how

Overall a good experience visiting this apt. The staff Sikora was very friendly and helpful. I visited couple times to see different units. Sikora provided information with good details and prepared everything i need during the tour.

I was on the hunt for a new apartment in order to move closer to work. Redwood City seemed like the best option out of all the other apartment complexes I had seen. When I came across Franklin 299, I already felt like my search would come to a close. I had been in contact with Sikora, who, by the way, was extremely helpful. When I told her exactly what I had in mind, she was able to give me 3 different options for my future apartment. Updates on the rooftop noise issue:
So after talking lots of back and forth with community management, they told us they will talk to property owner about maybe renovate the rooftop floor and gave us a phone number for courtesy patrol. So I called the security patrol about this issue. The security then told me that they are only responsible during 10PM - 5 AM(next day). However, while the rooftop is supposed to be closed at 6PM due to covid(According what the the leasing office told us), there're still people hanging out after 6PM. The apartments are well kept and has great amenities like a swimming pool and gym. Luis was very courteous, friendly and well informed when he was showing me the apartment and amenities. The move to the apartment went very smooth despite it was raining. An elevator was reserved for me in order to move my stuff in, which helped greatly. Thank you very much Luis!

This review is based on our first interaction with leasing consultant Tiffany as potential future tenants. We had several questions regarding the apartments current incentives that expired December 31, 2020 and called the leasing office. We were professionally greeted by Tiffany and she politely answered our questions regarding the incentive and several other questions we had along with several phone calls.

We noticed that the conversations with Tiffany were never rushed, she patiently explained to us the entire process without us ever feeling like she was annoyed or requested us to make an appointment

The amenities in this building are quite nice. Gym is small, but new equipment. Pool and hottub are small but rarely used.
The construction across the street is LOUD.
The management of this building is absolutely brutal. Every time I get an email from them, I question how they are qualified to run a building. Mail keys stolen, stolen bikes, broken elevators, broken garage gate, broken hot water... It never ends. Stay away.

Avoid this place as many reviews stated, is terribly, terribly managed by Pinnacle.
For all future renters to know, this is what happened:

1) I've been forced to move permanently to Europe due to family situation and had to break my lease earlier. The breaking lease is not like other properties in the area, but here is 2 MONTHS THE RENTAL LEASE which btw for 1BR is more than 3.5k per month even during Covid19 market. Check any other property and you will see much better prices or comparable for 2BR.

Giving this place a 3-star because it deserves SOME credit. Overall decent experience with packages and amenities. We used to love living here and have been here for 2 years. Sadly some new neighbours moved in above us in unit 629 and have ruined our experience and we are now forced to move out. The sound-proofing on the floors is horrible - we hear partying, loud music, smoking on patio and constant stomping all day long (the stomping at 6am every single morning is the most frustrating of all). They treat the building like a college dorm. We've addressed this with management multiple times

We are interested in this apartment and came to visit just now. I have to say this is the WORST management personal I have ever seen in my life. AVOID if you can. I have rented with 4 different apartment buildings in the Bay Area and the experience was all very pleasant. This man tried to recommend a floor plan that is 40% more expansive than the average rent in their building. And then we showed him the price points for different floor plans on their website, but he claimed that the price online is outdated. I suspect that there is some race discrimination involved in his altitude toward us. It

We've been living here for 2 years and recently renewed for a 3rd year. As other reviews mention, it's been great. I especially appreciate that management opened up the gym by reservation during COVID.

We had our first apartment issue today (Saturday): a water leak in the kitchen. Nelson was at my door with a mask on within 20min of filing a maintenance request and fixed the problem quickly. He was professional, proactively checked the bathroom sink to make sure there were no problems there, and triple checked the kitchen sink leak to make sure there were no issues before leaving.

We moved in a year ago after Pinnacles bought the property and just re-signed our lease. Our experience at 299 Franklin has been wonderful. The staff is top-notch and has always been super friendly and helpful to us. The apartment is nice and modern (with in-unit washer/dryer!); we can't hear our neighbors at all. We used to use the gym a lot before COVID; while a little on the small side, it will have all the standard equipment you'll want (with the exception of a squat rack). When we've needed maintenance help, they've always come within 24 hours of putting in a request. Location

I really love living at Franklin 299 for the convenience factor of living so close to downtown and Cal Train. I have access to grocery stores, fitness, restaurants, and bars within a 10 minute walk. The staff here is extremely personable and really cares about their residents. We are young professionals, working and living in Redwood City and we are super happy here. The amenities are maintained and the management team communicates any necessary updates in a timely and professional manner.

We were very happy residents at Franklin 299 for just over a year and we were very happy the entire time. COVID-19 really threw a wrench in things towards the end, but before the pandemic closed the amenities, we were totally happy with everything. We never heard our neighbors, never had any issues, and I'm pretty confused as to why there are so many negative reviews. This is also one of the few properties that has a pool - and it's super fun on the weekends! I moved here a little over a year ago and my initial review was only a one star; however, since the new management company took over, it has improved to a 4 star. The new management company not only listens to our concerns, but they fix they problem.

I do the majority of my shopping online and receiving my packages safely is a top priority for me. My packages used to be stolen on a weekly basis; there was a package locker system, but only one and delivery personnel wouldn't use the lockers, they would merely leave packages wherever was convenient for them. The management here recently changed and has been a complete mess. The building and apartments are modern and beautiful but staff really need to work on being responsive to customers, especially when there are safety issues. More recently, there have been a few bikes stolen because they don't monitor the parking garage, the parking garage door has locked us in to where cars could not get out (later found out the sensor was broken) and the management has just stopped responding to emails or need to be followed up with multiple time to get a response. I've lived here for over 15 months and I *used to* like living here - then the management changed.

As other reviewers have noted, the new management has been awful - sometimes it almost feels like they're bad on purpose trying to get you to leave while trying not to break any laws. I had never imagined that management can have such an impact on living.

ELEVATORS RARELY work - I am not exaggerating here. I started to take some statistics and on the average they've worked 2/5 days on far side of the building. The vendor will fix it and it will break down in HOURS - then 3 days for

There is no option for zero stars is there? This was a Greystar property that was sold to Pinnacle Management in early July. Since then the main garage door went unrepaired for a week, the elevators are periodically out of service for multiple days, people let their pets crap by the pool (and don't clean up after them!), doors are left propped open and unwatched by movers and service people (which is nice If you're one of the homeless living near the ATT Building up the street) and my "valet trash service", that I cannot opt out of and have to pay for has left food and garbage
