It is aesthetically pleasing, but the apartments are incredibly small especially for the extremely high price you pay. Plus, you will have to jump through hoops to move in but then even after you move in management will never respond to any inquiries. I have emailed management multiple times through multiple methods and they have never once responded to me. I feel like they do not care about residents at all. Plus the place always smells like weed and makes it so we cannot open our windows or go out on our balcony. I feel like this could be a good place to live but management seriously needs to

Maintenance is amazing I always receive a very speedy response to work order the maintenance crew is professional practice Covid safety precautions and friendly. Concierge is friendly and informative always a greeting. The common area are well kept and just beautiful. I've been here approx 10 months and hope to be here much longer. The leasing personnel still greet you long after you're part of the community Hi Eric I haven't got to enjoy a lot of the amenities due to Covid restrictions but would still renew and the location is incredible close to everything

I lived at the Pearl with my partner and dog for around 2.5 years and absolutely loved it! We would have stayed longer but we're ready for a new step and to move into a house.
The building itself is clean, modern, and has fantastic amenities. The gym was my favorite amenity, not only was it huge for an apartment building, but there is also two Peloton bikes available for use by residents. There is also a lovely pool but unfortunately due to the pandemic we only got to use it for one summer. Over the past weekend I searched for apartments in the silver spring area and had several appointments lined up. As soon as I came to the Pearl, I cancelled all of them.
We were helped by Eric at the leasing office and he was amazing.
He was incredibly thorough, polite, and would encourage you to ask as many questions as possible— he’d have an answer for all of them.

I've lived here for just under a year and I've greatly enjoyed my time in this complex. The location can't be beat (Giant, CVS, Metro stop, Target just down the road, a couple of restaurants). I've never had a problem hearing my neighbors through the wall (with the occasional sound coming through the door / hallway as people walk by, but not disruptive). My unit itself is very high quality - clean, sleek, and exactly as "luxury" as I'd expect. The gym is fabulous. I haven't gotten to go to the pool because of COVID. If you’re a pet parent, stay away from this apartment. They advertise specific breeds to be banned, but they did nothing about an aggressive breed that attacked my dog on multiple occasions. The american bulldog breed is BANNED, (which I don’t care unless YOU as a pet parent don’t know how to control your dog) yet it was OFF leash and dangerous. I had to rush to the ER twice for my dog after being attacked on multiple occasions, mind you I was always distanced and kept my dog on a leash even though my tiny guy is HARMLESS and does not react to anything aggressive. terrible management. they

I called in & spoke with a male rep. about leasing an apartment for my wife & I. I explained that we still have 6 months before our current lease ends, however we would like a tour and have a few questions. I gave him my info (name, phone, email) he was to follow back up with me within 2 days. It's been a week and nada! I guess signing a lease for approximately $2000 per month for a year wasn't worth their time? That's a shame because it's a beautiful building that lost a potential resident.

Called to get leasing information about this property however, the 3rd degree from the front desk was just too much. To me this states that either the office staff doesn’t want to deal with people or that whomever the FD staff is much more interesting and the personal matters of potential prospects. It to think I wanted to lease multiple units in this building. I simply recommend looking at the other amazing properties in the area. Interrogation is completely necessary.

I have been a pearl resident going on two years. I have noticed the quality of their staff and the building through my time here. By far the best and cleanest building I have ever lived in. The concierge is always helpful and the staff is always on point and professional.
Although I wish I could continue to receive the move in specials I Initially got, it's totally reasonable that rents would increase about 1% at my renewal, especially in the DMV. As an accountant, it completely makes business sense and I have to say I can't agree with some of the comments that have been submitted

This is a very difficult to work with onsite management office. They prioritize new tenants over existing. Once you're living in the building it can take weeks to get an email response or call back. Management hides in a little closed and locked office behind one way mirror so you can't talk to them or see them without making an appointment with front desk. They can't seem to get things done once they respond. Tenants frequently complain to each other about management's rudeness and how impossible it is to get anything done.

By far the greatest place I have ever lived. Ingrid is fantastic and always goes above and beyond to make sure residents have a great experience. I am not sure about the other comment about discrimination, as the property staff are themselves diverse and I have always seen them treat every resident with kindness and respect.

Please note- This doesn't effect me but this building is NOT HANDICAP FRIENDLY. I say this because there are no doors in the garage that offer the automatic open feature. this is annoying when you're carrying groceries and cannot open the door but i also assume it would be more of a burden for someone who is handicap.
The gym is only open during non-quiet hours. so it's only open from 7am-11pm. It was 24/7 but someone complained and management changed it. It baffles me why management would home someone directly across from the gym instead of using that apartment as a model apartment

The Pearl is the best luxury building I have ever lived in. The management staff and front desk are so amazing particularly Sandi, the concierge manager, who is so professional and friendly!
I love the food trucks they allow on premises. The Maintenance and cleaning staff go above and beyond to keep the building beautiful and clean and to respond to any issues within the building immediately.
Highly Recommendable.
The price might be high but I think you pay what you get and it is worth it.

I moved here off recommendation of Mario, who lived/worked at another property that I lived at previously. He told me that I would like it and he was right. I love the location of the property and how close I am to Downtown Silver Spring. I've enjoyed the events hosted here over the summer- movies and concerts on the lawn, food trucks, and the property hosted resident gatherings. I have greatly appreciated having the true 24/7 concierge availability. The amenities are awesome and all the staff have been great... helpful and friendly.

The Pearl, hands down, is the best apartment building I have ever lived in. Conveniently located to downtown Silver Spring, the entire building is gorgeous and new, and it’s very peaceful. Their healthy living amenities are wonderful and make city living less stressful. The concierge staff and leasing staff are all amazing and genuine. I came here to visit my niece who happens to have an apartment in The Pearl. I'm a New Yorker and so is my niece. I was pleased and satisfied with her decision to move here. She sent me pictures before moving and the pictures did no justice to sgow how amazing this place is. We parked in the visitors parking in the front entrance driveway. When entering the building there were several people working to maintain the ground floor, by mopping, vacuuming, and cleaning the windows. I usually don't write reviews but I currently live at the pearl and I must say.... I love it!! I've been here since the end of February. Everyone is very helpful and friendly. Mercy was my leasing agent and she made the process smooth for me. Even when I had to change my move in date a few times. My apartment is beautiful, with a great view! The building is AMAZING and the amenities are everything you could ask for! I highly recommend the pearl!

First coming into the apartments you instantly fall in love and want to move in. But then you find out about all of the great concessions and incentives they offer while being a resident here and we were sold ever since.
