Bethanee, one of the leasing representatives of this complex is just awesome. With my family we moved over a month ago from idaho to Georgia and we found this place through google. After several setbacks, Bethanee took ownership of our situation and since we are living here she has work her soul off to make sure that my family and I can feel comfortable and happy. Honestly, if you are looking for renting your next apt, give a try both Overlook at Gwinnett Stadium and Bethanee as your leasing expert and helper. You won’t regret it

We have lived here for several years now. I have not had any issues that were not addressed immediately. The office staff is friendly and very helpful. Maintenance staff is also helpful and repair or replace any appliances or other items that need repair. I have no desire to move in the foreseeable future. I feel safe here and have wonderful neighbors.

Decent apartment. Love the area and how close it is to everything. The apartment it’s self is pretty nice. However, a few things have been disappointing. When we did the walk through, the apartment was fairly dirty. When we asked them what they could do about it, they said that we could clean it and they could do nothing about it. For the first 3 months we lived here, a random alarm would go off outside our door for hours on end waking us and our newborn up at all hours. This happened over 12 times and every time maintenance would come out and “fix it” and within an hour or 2 it would go

My husband and I just moved here in June and we deeply regret it! We have complained more than enough regarding our upstairs neighbors do NOTHING but stomp while walking or whatever it is they are doing. I first emailed Bonnie Siegle in the office because she was my contact person helping me when I moved to the property and she totally ignored my concern via email! I proceeded to call again to complain about the stomping and I was told someone would talk with the neighbors upstairs. I called in again and this time I was told that they would speak with their manager regarding this matter because

My husband and I moved here 7 months ago. We so badly wanted to love this place. And there are some thing we love about it: it’s proximity to Buford and Lawrenceville, how it’s set apart from the busyness, and how they replace the carpet before every new resident. However, when we moved in, the apartment was dusty, and they told us that we would have to clean it ourselves. Once we moved in, the alarms near our apartment started going off at least once a week, sometimes more. I’ve lived here now for nearly 6 months and have largely enjoyed it. Maintenance request are always answered promptly (by the next day). Emails are answered generally within about 30 minutes. I haven’t had any real issues since I’ve been here. It’s a beautiful complex and well landscaped. It’s quiet 95% of the time. My daughter is obsessed with the pool and went every single day this summer and spent the entire day out there. I haven't had a chance to use the gym as of yet but it is always clean and the machines seem to work (people use them). I went through the entire leasing process

Maintenance department is completely incompetent. Work orders get submitted and returned completed when nothing has been worked on. We were told multiple times that they would have to return to complete the work, and never did. Folks in the office are friendly, but only because they’re trying to sell rent apartments. Apartments are overpriced for what you get. They’ll sell you on the convenience of the location, try and justify the cost with that. Upkeep around the property is decent. Due to covid, many of the “amenities” were unable to be used, yet full price for rent is expected.

I just leased here. My apartment is really nice. The people in the office are friendly and helpful. I work at Northside Hospital so its super convenient for me and my fiancé. I look forward to living here. We have driven through the community several times and seen quite a few apartments and its always so clean and quiet. Even my mom loves it.

We moved in May 2014, we LOVED it here until the new management took over (First Communities). They lie and do not strive what so ever to help you. We cannot wait to move out of here. I have complained 4-5 times about the people above us and to the side of use because they are so ridiculously loud and they have yet to do anything about it. This is a beautiful property and the apartments are very nice. I would have recommended this property until new management took over. It's such a shame. Don't even get me started on the maintenance workers, half of them look like the just got out of jail and
