This building is stuff night mares are made of. Under the new AJH management, it doesn't meet even the bare minimum professional standard, let alone the tag of a 'luxury' building. Highlights:
1. security - concierge are absent half the day, leave the door unmanned and DO NOT verify who is coming in to the building. Parking garage door is broken so that's another are from where anyone can come in
2. Amenities - half the equipment in the gym is broken or outdated, there is no wifi in he common areas and the fir pit doesn't work
3. Smell - horrid smell in the hallways and

Didn’t want to review the apartment, thought I could go up to the office and talk to them. But, after going up to the office and e-mailing them, I haven’t gotten a response! Since new management, the air conditioning in the halls & in the lobby is rarely on! And the elevator by the lobby, isn’t working. Well, one isn’t! And when I went to tell them it wasn’t working, she said, oh, we shut it down so they could re-do the lobby. Nope, still not working! And the workers were using the 1 elevator that was working by the lobby! And , actually, when is lobby getting finished? I am very disappointed

We have lived here since early December 2019 and we love it. We have an end unit w a balcony and also a Juliet balcony. Love the view and the layout of the rooms and of course, we are in the middle of a beautiful area down by the water w a marina and boardwalk.
The Laundry room is like a laundry room and storage area combined. Lots of storage… space. One of the only critiques we have is that the kitchen is a little dated, though the appliances are good. UPDATE: After terminating my lease early due to the abundance of issues below, it took 50 days to receive my security deposit back (new address provided + keys turned in: 12/23/2019; refund check received: 2/10/2020). This is nearly 3 weeks beyond what the CT state of law requires in terms of landlords returning a security deposit.

Just renewed my lease for a 2nd time. Have had nothing but positive experiences with management. Shout out to Sarah A, she has personally be amazing to deal with.
I've rented in several other buildings/complexes before and normally once you sign, that's it. Sarah has gone above and beyond time and time again to assist with any request. Looking forward to my 3rd year here.

The onsite team is incredible. Gary was so helpful touring me around the building and figuring out the best living option for me based on my budget, needs, and timing. Melinda was great on move in day getting all my questions resolved and has been so friendly and welcoming at all the community events since. Danielle organizes… fabulous events for the community and is always receptive to different ideas. She even took pictures of the apartment when I was touring and my phone died. Mike is great for any jobs you need around the apartment. Benny fixes everything within

This place has gone downhill - fast. Make sure to look with a close eye if you visit. They keep the 6th floor where the model unit is clean but on the other floors they don't turn the AC on so the trash begins to smell. The carpets are stained, gross and smell. They don't answer maintenance request anymore and the gym rarely has sanitizing wipes. This place is by far the worst in Harbor Point - not worth the prices. Others are much nicer! Plus they don't have coffee in the lobby (like others) while you wait to get picked up. The only thing left here that's good is the concierge.

I hope this low review gets someone’s attention, because god knows you can’t reach the leasing office for the life of you as soon as you sign your lease. Seriously - it takes on average 5 phone calls and a few emails just to talk to someone (during normal business hours). The rooms/ammenities themselves are pretty nice, but this leasing office needs so much work I don’t even know where to being :(

We lived here for over 2 years and could not have had a better experience. The building is clean and quiet (thank you, concrete walls), and the pool deck is incredible. The best part is that the people who work here, from maintenance to manager, are all friendly and helpful. Harbor Point is an exciting place to live, especially if you have a dog, and we highly recommend looking at 101 Park if you're thinking of moving to Stamford.

I can't tell you guys how thrilled I am with Melinda's exceptional customer service. I am thoroughly impressed by her knowledge about the building and surrounding community. She exemplifies service with a smile! I was blown away by her flexibility and her desire to do whatever it takes to accommodate my schedule and my needs. We lived in the 1st floor town home for 2 years. Loved the high ceiling and conveniently designed walk-in closet. We very much enjoyed the neighborhood. Roof top BBQ with friends was one of our favorite summer activities. The staff were super professional and friendly. Corey and Sarah were our go-to-person when we needed help and we were very impressed by their ability to empathize with our problems and provided assistance in a timely manner.

The hallways, pool deck, community room and gym are always clean and well kept. The maintenance crew is always prompt and courteous. Can't say enough great things about this building.

The building itself is great--quiet, clean, good maintenance and front desk team. However, spending time at the pool on the weekends is very disappointing. It is like going to a public pool - no seats, loud drunk adults and rowdy children running around. I have lived here for 6 years, and the pool scene has gotten worse and worse.

My wife and I couldn't have had a better experience living here over the past year. Both Corey and Christina V. from the leasing office were incredibly helpful and bent over backwards to accommodate some of our questions/requests.
The community is amazing, maintenance crew is timely and effective. The close proximity and shuttle to the train station make it ideal for anyone commuting into NYC. There really isn't one bad thing to say about the building or the people who work there.

Once again- please do not move into this building. Christina the building manager just makes excuses for any building mishap without an apology. I have lived here for over 4 years and since they took over it has been horrible. This is a picture of the lime from garage in my spot when it gets wet. This eats through the clear coat and paint. Her excuse word for word was that this happens in all garages around stamford. Then offered a 50 dollar credit. All I wanted was for them to take responsibility but of course they didn't.

The building itself is so well built. We can't hear our neighbors (thanks to the thick concrete walls) and everything is quality (countertops, hard wood floors, etc). When compared to other apartment complexes in the area its definitely #1 in terms of quality. Is it a little old? My experiences at 101 Park were God awful! During my 2 year tenure we endured nearly 20+ fire alarms (most during prime sleep hours 11pm-6am), a pipe burst and worst of all straight up thievery at the hands of 101 park management.

My husband and I were the first to live in our spanking brand new apartment equipped with amenities when 101 Park Place was opened. It was absolute bliss. Back in 2010, when BLT, the developer, managed the property. Since then, the building has changed a few hands, as in management companies. Firstly, the building is relatively new, well built so you don't hear INTERNAL neighbors. Haven't had a problem with appliances or parking. Storage is ample. Proximity to restaurants on Harbor Point is always nice. I also totally agree that the best part of the building is Mike, who is extremely effective.
I would say my main problem is noise EXTERNAL to the building. If you live on the side that looks out on Washington Blvd, the noise from Sign of the Whale rooftop reflects back and basically you can distinctly hear the commotion and music coming from there. Stamford has a sound ordinance

I'm currently in my second year of leasing at 101 Park. Coming from a private equity background and having personally held residential rental properties, I have a different, perhaps more enlightened view, of the pros and cons of this building.
In short, the property manager and its on-site team are very good (particularly Walter Feliz who flawlessly and with the utmost of customer service runs the maintenance group despite high demands and a limited budget, and Cristina who although is new and has made some expected rookie errors as senior property and leasing

I've had no problems with this place. I think sometimes, people are super picky and can never be pleased. I love coming home to my apartment. I feel safe and comfortable. The emerging neighborhood (restaurants, bars, deli, etc.) is great selling point for this establishment along with the convenience of being close to the downtown area. The only reason I would probably not want to live here next year is the cost of rent. Not sure where all of the negativity comes from - I guess it's possible. I have been through the management changes and besides the half a dozen fire alarm issues, everything else has been perfect.
The apartments IMO are very nice and well priced. I rarely hear my neighbors - they say its because of the concrete walls. The amenities are fantastic - gym is great, pool and the area around it are so relaxing in the spring/summer. Indoor parking is such a nice plus

Living here was the worst mistake I ever made. Look elsewhere there are much nicer places in stamford that are in a safer neighborhood and have shuttles to the train. The police come to this building often, there is no security and cars have gotten vandalized in the parking lot. The windows are heavy and do not open and close easily and are very drafty. There is black dust that comes into the apartment from the construction site and there is no end in site. The noise and dust is unbearable. After more than 3 months they still can't seem to figure out how to get the website up and running so that residents can pay rent online.
