I've lived here for 1.5 years, and I cannot wait for my lease to be over. Despite all the great reviews on here, management has absolutely no interest in taking care of its tenants. My biggest issue concerns the valet trash service. Since prior to my moving in, my neighbor has had very poor trash etiquette. She has left the same unbagged pieces of garbage in her bin - yes, it's been 1.5 years of the same garbage, uncollected, unbagged, creating smells and attracting bugs, especially in the summer. She'll also throw garbage bags outside her door willy-nilly to the point where they're blocking the

If I wasn't having to move for a new job I'd surely stay another year! This is a safe, quiet apartment complex with beautiful apartments and easy access to White Rock Lake. Lots of young adults and families live here, so definitely very friendly vibes. One of the best places I've lived so far and I'm sad to go!

I've lived here for 2 years and let's just say it has taken a huge turn for the worst! I loved it when I first moved in. It's in a very nice Neighborhood of Lakewood in dallas. Million dollar homes across the street. But the last 8-9 months it's gotten really bad. Ghetto people storming the property. More than half that do not live here. Break ins. Theft. And most recently see photo below from this morning. I found out last week that right after covid the property management company agreed to let hsa (low income ) ppl live here I. I absolutely love the Lakewood Flats community. It's located right on the White Rock Lake trail system with lots of other local restaurants and access nearby. The townhome we live in has beautifully maintained trees, shrubs, and flowers outside which make it feel extra homey. Our service requests are always promptly responded to and resolved in a timely manner, and we love the amenities LF offers like the pools and fitness center. Truly so glad to call this place home!

Apartment itself is nice, but that’s about all this place has going for it. Not at all worth the price for all the continuous issues I’ve had since moving in. My apartment has been flooded more times that I can count on my hands, whether it be from the rain or from maintenance power washing the breezeway above me causing my apartment to flood terribly. Bugs have always been a problem, ants and roaches both. And I’m charged a monthly pest control fee yet have never once had anyone come to my apartment for it, honestly have never even seen pest control people anywhere in the complex. I had

What a wonderful experience! They gave us a profound tour of their property. They answered all of our questions w/ detail and kindness. They showed us a virtual tour for the apartments we were interested in but were not available to tour in person, which we have never experienced. It really helped compare our options. Their property is beautiful and seems safe! What an amazing experience!

I've lived here for 3 years and the area and property is really nice! The maintenance team is A+! All super friendly. Super on top of everything from the grounds to any request that I have sent in. This review is mostly because of them. They are awesome!!!

I appreciate an All Men Team in the Leasing Office!
Daniel gave us a very detailed tour on this Beautiful Property. I asked him to use our cell to video inside the apartment. We've wanted to live here for 2years! Now we have an opportunity to move here in May 2021.

The apartment is nice but for the price you’re paying you would hope to feel safe. My fiancé and I have lived here for about 8 months now and sadly signed a 16 month agreement. Where just hoping time flies by sooner. There’s been 4 robberies since we’ve been here one of the guys tipped over my fiancé motorcycle and broke into his car. We called the office to make a complaint and they weren’t no help. The amount of times people get robbed here you would think they’ll hire security or at least have cameras since it’s so easy to get into the apartments.

Just wanted to leave another great review for John Mundy fitness bootcamp, a free amenity with living here. I'm in my 4th year of dental school and I've lived here since year 1 and he keeps me resigning my lease. It's a fantastic workout, with great attitudes and great energy.
I got very lazy and blubbery during quarantine, and he started bootcamp again w precautions that are very safe. Make sure you call to book bc there is limited space during this time.

I lived at Lakewood Flats for over three years and it was a really great community at first. I felt safe, the front office staff was friendly, they seemed to care and held events often, maintenance was quick and did a good job, and of course bootcamp with John was the best (miss you John!).
Things started to go downhill once new management took over. You could notice a change in the type of tenants that were allowed to rent at this property, it didn't feel safe anymore. The $75 Deal!
I have been at this place for like 2 years now! The community is great however one time due to some personal reasons was late on payment by 1 day and saw the charge of $75 for late payment. Now I knew that it was first time I ever being late.
so I contacted the leasing office and spoke with Rosie.
I explained her my situation and why it was late, she really understood and helped me waved the fees by talking to management on behalf of me. Really amazing attitude of helping me and making sure the fees are waved. Thanks Rosie!!!

This will be my second year at Lakewood Flats Apartments. Very nice place, units have well planned layouts, finishings and appliances are in great condition, fair prices and mostly an excellent service. Jennifer and Tori are very efficient and treat you with respect and kindness which is rare to find. The location is awesome, near to main attractions like the Whiterock Lake, Arboretum, short distance to Greenville. Not to mention, there's an YMCA nearby and other fitness place very close, a TomThumb, Starbucks. Anything you can think of will be within blocks or few minutes drive. It feels

PLEASE READ BEFORE LEASING HERE! I really wanted to love this place. The amenities are nice and location is awesome for me. Let's start with the fact that I lease apartments as well and understand that things happen. I've lived here for about 8 weeks and won't be renewing my lease. Here's why:
1. Days after moving in we get calls and emails from the office asking for our last years W2. After each providing 3 most recent pay stubs and one from each previous employer (?) How did I get approved if you don't have the correct documents?

I have lived at the flats for three years now and I can honestly say it is the best apartments I have lived in, and I've lived in all the desirable and hip areas of Dallas. Jennifer and Tori in the office are great. The dog parks are nice and well maintained with AstroTurf. There is even a new dog spa that I can't wait to use. The property backs up to the Santa Fe trail which makes it perfect for running around and biking White Rock Lake. You won't find a better place to live in Dallas!

We moved in about 6 months ago and love this place! The amenities are awesome and being so close to the Santa Fe trail and white rock lake has motivated us to get outside more. The staff is friendly and helpful, everything is in great condition and we have had no issues what so ever. Awesome place to live!

What a shame. The community is beautiful. The apartments / town homes are spacious and have a beautiful finish out. But, the management company that was brought in back in October 2016 stinks. SIMC management is the WORST! I cannot wait to move. They have no understanding of customer service, the employees are rude, and everyone who works in the office are just dumb. Bring back the old management team! They were amazing!!! Does anyone want to take over my lease?? I can't wait to move.

I put in a maintenance order today for four issues (minor issues such as lightbulbs out and towel rack stabilizing) and Carlos and Gerardo came out within a couple hours and fixed everything. They were patient, thorough and answered all my questions about the issues, love them!
The front desk staff is sweet - I'm especially grateful for Haylie, who was straightforward and informative throughout our entire move-in process. Being right off the Santa Fe trail is amazing and the gym has everything I need.
The ONLY reason I am withholding a star is because of the incredibly short range remote
