I am very very pleased with the current staff at Courtney Trace. My apt was clean and ready to go the day of love in. The grounds are clean and unkept. I hope that whatever time I spend here is always as pleasant as my starting experience. I am thankful after 10 weeks of looking for a home that this place sat down and listened to me and gave me the chance I deserve to rent a place for me, my children, and my 9 year old family dog. I do wish gates worked as we pay for that amenity but trust it will be fixed and hope the rest of the community will respect and treat them right so they can continue

They make it their business to manage the intricacies of keeping The Courtney Trace Apartments, a first class complex, in Brandon, Florida, up to the highest standards, no holes barred! And they take excellent, efficient, and professional care of the residents too. They observe, ask questions, listen and take action. If you present them with an issue ranging from an annoyance to a real emergency, they will see that it is put in the right hands and taken care of as quickly as possible. Didn’t even get to move in yet and got a text message saying the tour was rescheduled from 3:30 to 5. After driving 30 minutes during traffic we get told the tour was at 3:30 and we’re late by the leasing consultant. We tell him we have a text saying it was rescheduled and he just says he doesn’t know what to tell us because all the tours throughout the rest of the day are booked. He then concluded the call with hanging up on us as we sat outside of the leasing office. We called back 4 times and no one answered and knocked on the door twice and no one answered that either. I just moved into Courtney Trace in December. I’m not from the area and landed here after checking out a couple of the places close by. Boy do I wish i had chosen any of the other apartments. After completing my move in checklist on the first day, i find that almost nothing is working. Namely, the dishwasher isn’t working at all, the dryer is severely damaged, the screens to the windows are broke, and one of the windows is jammed shut. I put all of this down and was a little upset to find so much wrong. We were told we would have to put in maintenance request to have these things fixed... we

When I first moved to this apartment complex, the Management staff were full of the most wonderful people I have ever met. They were attentive, nice, and caring individuals I’ve had the pleasure of dealing with. Maintenance issues were few and far between and when they arose the staff was extremely quick to fix anything that went wrong. Ever since the new management took over, everything has been a complete disaster. Overall my experience living at Courtney Trace was nice I loved the renovations they did to the club house and pool area. My apartment was nicely renovated and I loved the landscaping and peaceful atmosphere of the complex. The rent is not outrageous compared to the neighbors and it was a great location. The downsides were parking, communication, air conditioning, and excessive fees. The parking situation is an absolute joke if you live on the north end you’re in the clear but for the rest of the buildings you’re SOL after 6pm when everyone is home from work. I’ve been living here close to a year and the gate has never operated. I inquired with other residents & was told it had not been working for many months prior. This is not a gated community as advertised. In addition there is minimal parking available unless you’re paying for a garage. Otherwise if you’re ok with these issues it is a nice quiet location.

Courtney Trace is an awesome place to live. All of my maintenance request were done in a timely manner. My daughter and I love Ms. Angela, she is very kind and professional. The only thing I would change about Courtney Trace is adding more parking spots. Overall I love my apartment and the community.
