To Joe and Diane - the subject of honesty is very important. The fact that you're willing to lie on a public review site shows how comfortable you are lying about various aspects of your business and about how you treat tenants in your buildings. Your dishonesty runs so deep that you blatantly break tenant landlord laws and obligations and you intimidate tenants into silence with those lies. That's why it's important to me.

Hope this isn't anything like the poorly managed Flats building, The Henry on Montrose.
In 1.5 years I've had:
- unsafe grill that set the roof ablaze
- not heat for 3 days in January
- no air conditioning 3 days
- no hot water 2 days and counting...
Management just says delays are out of their control because of "the weekend"

My husband and I recently rented a 2 bedroom unit here and couldn't be more pleased! The management is very friendly and professional. The building is very clean and well maintained. Common areas are awesome and can't wait to use the pool. I feel like I'm living in a resort! The residents are courteous and very friendly. Last, the building is very quiet. Highly recommend living here.

I can't recommend this place to live enough. The doormen and those in the maintenance department, and leasing office are all some of the kindest people ever. It truly feels like a community. Halsted Flats has a gym, community room, rooftop pool, dog park, and a rooftop patio. It is such an amazing gem in the Boystown/Wrigleyville area. I've been here three years and love it!

I lived here for two years from the day the opened, the building went from being extremely great to live in, to being a bit trashy. Units are overpriced for the size, amenities are minimal but the proximity to the bars, and tons of restaurants made living here worthwhile in my early 20s. Pool made great for sunday brunch with close friends. I never had any issues with any of the staff, only once with a doorman who was arguing with me because I had reserved the elevator for two hours to get something delivered, he got upset that I wasn't using the elevator and wanted to unlock for residents to use

I lived at Halsted Flats for 3 years and would HIGHLY recommend it to anybody looking to rent in Lakeview. The leasing, maintenance, and concierge staff are professional, personable, and very responsive. The building has excellent amenities and is in a perfect location. The combination of an excellent staff and great amenities is conducive to a really great communal experience. Easy 5 stars!

Great building: clean, extremely friendly neighbors, safe, maintenance staff goes above and beyond, management office very helpful. The pool gets crazy in the summer which is a good or bad thing depending on how you look at it but everyone is respectful. My kids loved slashing around with other tenets as the pool party happened during the day and were able to relax as the pool is a bit calmer in the evening. Neighborhood is a bit loud due to cubs games and bars but safe and fun for all ages.

We went in to look at the apartments on a whim, since ours is on the market for sale, and I am inclined to buy. My husband insisted. Although we didn’t have an appointment Liz was very gracious, professional and courteous and gave us a full tour of the building and its amenities and showed us a vacant apartment. I was very pleasantly surprised! It’s a beautiful building and the views from the apartment were great.
I am now actually open to the idea of renting once we sell, if we get one of the larger units!

LOVE the Flats! Everyone is very extra friendly and helpful. Liz in the office was awesome. Del and Ricardo at the front desk have been amazing. Always helpful and quick to hold the door or to say "good day." The maintenance guys are great as well. They even helped us carry boxes to recycling. Everyone goes above and beyond!
Our apartment is great too. We basically look into Wrigley Field and have sick views of the Chicago skyline.

I lived here for 2 years and had an absolutely incredible experience. The building was always clean and any time I need help maintenance was there as quickly as possible. All of the amenities were excellent; I used the gym a lot and it was never too crowded. Brian and his team were always there to help whenever I needed anything. If you want to live in Lakeview, look no further. Finally, the front desk staff was so nice and helpful at all times. No matter the time of day they were happy and kind.

I teach group classes for the residents for FREE and it is the best way to meet your neighbors. The gym is very spacious and the pool area is filled with trees and greenery, very well done and maintained.

Halsted Flats is absolutely gorgeous. The staff are professional and courteous. The building is meticulously kept.The buildings amenities are excellent.The common area is spectacular. The pool and jacuzzi patio area is huge and complete with bbq grills and patio lounge sitting and beautifully kept. I love everything about this building. It’s in a fabulous location .Everyone is super friendly and kind. I love love love it here.

Great place to live. I lived here for over 4 years and had no major complaints. This is easily one of the nicer apartment buildings in Lakeview. The building management is top notch - they are very responsive. The door staff were always nice and extremely helpful. Great place to live if you are looking to live in Lake View. The only reason I left was because I needed to live closer to downtown. The close proximity to Whole Foods and the Red Line was a major plus. The nice building and the excellent service made for a great living experience.

So upset I left this building! I moved out Spring '17 after being there for a year, for a cheaper building.....BAD DECISION!
The folks that work there from the front door folks, to maintenance, and office persons; all wonderful and happy to help & inform you. And most of the people residing there are terribly kind.
Maintenance was incredibly fast. If my maintenance ticket wasn't resolve that very day or within 24 hours, that was very odd.
The only downside was the in-unit washer/dryer was quite loud in my unit. But hey, it's in unit!

Spacious 1-br that ranges from $1800-$2500 (depending on season, and availability), generous closet, ADA compliant. Secured Bldg. Great views! Kind thoughtful residents.

After moving to Chicago a year ago, the apt I was in was awful. Long story short, I ended my lease after bathroom was gutted for 2 months due to a leak problem.
When I first walked into the flats the whole staff was incredibly welcoming and supportive. It's now been 7-8 months of living at the Flats and I have absolutely ZERO complaints.
The building is gorgeous, the staff is very personable, the gym/pool, the free coffee, and it's dog friendly. Did I mention the free coffee? Life saver.

We have now lived at the Flats for a little over 2 years and have really enjoyed our time here thus far. I think in regards to some of the negative reviews, with any building it's all about the experience you make of it. The rules and regulations are clearly stated in the lease. As long as you read it you should not face any surprises.
We had to relocate for work and the management office has been really great about helping us through the process. Even prior to that we have never had any issues with them.

We really love our Halsted apartment. Staff is friendly and helpful. Any maintenance issues were taken care within 24 hours. The new management has set a good tone, we enjoy attending the social events and meeting people in the building.
The location is great:
- close to the red line
- close to the lakefront (love biking on the trail!)
- close to many grocery options
- the #8 terminal is practically across the street, there is always a bus there so no waiting in the cold.
We can't wait for the pool to open - which since it's heated, it opens pretty early! We're really busy

After relocating here for work, I chose Halsted Flats b/c it was brand new and in a great neighborhood! I've been here 7mos and it's alright.
Update: I have been here over a year now and have noticed that the quality and up keep of the building has gone down hill. When I first moved in the grounds inside/out were cleaned twice a day. Now they are cleaned once a day or every other day, idk. The management isn't that friendly and slow to respond to any emails and when they do it's a generic response as if they are to busy to care( I.e)The grills have caught fire several times

My wife and I were the first ones in this unit which isn't unusual for a new building. There were some minor repairs needed to cabinets and plumbing but they were taken care of immediately.
