Much like the humble acorn and the mighty oak, Acorn + Oak Property Management is founded on the simple principles of persistence, fortitude and assurance.
Whether you're being relocated to Tokyo or live right around the corner from your rental property, Acorn + Oak is the right company for you. We work with all types of property owners- real estate investors, the business person whose job is moving them out of state next week, and even the "reluctant landlord" whose home has been up for sale for 9 months.
We're passionate about helping investors and private equity firms by applying our hands-on, heart-led management style to multi-family properties in both the Triangle + Triad. We work closely with our investor clients to assist with the analysis, execution, and maintenance of their portfolio to ensure their investments are cared for, well-positioned in the market and revenue generating.
Moving can be stressful, whether it's across town or across country. At Acorn + Oak we're dedicated to making renting a house through us the simplest part of your move. We're easy to work with, easy to get in touch with and most importantly, excited to have you as a new tenant. Helping newcomers navigate the Triangle.
We charge an initial fee of $525 to take in a new property. This is a one-time fee and we do not charge re-listing fees when the property turns over. Once we have a rent paying tenant in place, we charge 10% of the collected rent. This monthly percentage is contingent on rent collection so if the property is vacant or the tenant hasn't paid, we are not collecting a management fee until you receive your rent.

I had the absolute privilege to speak with Kathy, the office manager for this company. I don't normally leave reviews, but she is by far the most helpful, kind and knowledgeable person I have spoken to regarding managing my property. I was on the fence regarding hiring a company ro manage my properties, but after speaking with her, my mind is made up. I will absolutely use this company when I am ready to have my properties (17) managed.

I have been with Acorn and Oak for about three years now.
Recently there were some complicated plumbing issues, caused by contractors installing wires on the street.
Nicole and Laurie were incredible! They got all the work taken care of and managed to sooth myself and my tenants. Huge weight off my shoulders.
Highly recommend!

I have been very happy with Chris at Acorn & Oak and the handling of our rental property. We have been with them for almost 3 years. I highly recommend them for property rental management. Daniel Woodward has been our property manager from Acorn and Oak for several years and has been outstanding the whole time. We cycled through several property managers before Daniel took over, as our property is several low-income duplexes that are hard to manage. Would definitely recommend! Ariel was wonderful to work with and very prompt to answer any questions we had. The rental was in great shape, and the move in and out processes were very efficient. I wanted to write this review in particular about our property manager - Johnny Farfan. We have been working with him for over a year now and he has done a wonderful job managing our properties. All property managers are not created equal. One thing specifically I appreciate about Johnny is that he seems to understand the fine balance between serving the homeowner/landlord as well as the renting tenant. In our experience, most of the property managers we have worked with seemed to show partiality towards the tenants, which doesn't make a landlord feel well-served. But when Johnny came on board

We've been working with Acorn + Oak for over a year now and man are they a breath of fresh air when it comes to property management companies. The last company we worked with treated us like a number and had zero emotion/empathy/etc... Acorn + Oak (specifically Lynlee Maddren) has been the complete opposite. Lynlee always responds quickly, the speed to provide in home service has been outstanding, and we feel as though all parties are being treated fairly/respectfully. If you're considering a company to represent you and your home I would highly recommend Acorn + Oak.

There are few rental management companies out there that are really top-notch. My experience with Acorn+Oak was excellent. I worked with Anna Bloodworth. She was always kind and very timely in communications - even on the weekend! She'll make you feel like you are her only tenant. We have been renting at the same property with Acorn + Oak since 2019 and it has been a wonderful experience! Management is responsive and any maintenance issues are taken care of promptly. The owners of the property are also wonderful, scheduling yearly maintenance of HVAC and landscaping. Really appreciate the care that is put into the property.
