Yesterday's philosophy of "Let the Buyer Beware" no longer works. Courts are now ruling that Sellers must tell what they know (and even what they should know) about their homes to prospective buyers. However, Idaho law requires only minimal levels of disclosure by sellers; so buyers are encouraged to obtain their own inspections.
Our inspectors are all trained to provide the same level of expertise with more than 200 inspections under their belts, each, before inspecting on their own. We encourage returning buyers and Realtors to choose or refer inspectors according to the best personality fits. The Surgeon General of the United States says that next to cigarette smoke, Radon is the next leading cause of lung cancer.
Most of your concerns can be addressed before our inspector leaves the site. Full copies of the completed report are often available the following day. They are typically provided as e-mail attachments in PDF format. They can also be downloaded from our website or printed and delivered. However, you don't have to wait for the inspector's formal report for facts that may be important and timely to your negotiations.

They just did a home inspection for a new build for us. They were easy to schedule and also reschedule (because the builder requested 2 additional rescheduled). Great Experience. We needed a typical home inspection and just happened to come across them. Blake was awesome. Talk about thorough. He spent about 5 hours at the house going through every nook and cranny. A bit more expensive than others but we'll worth it. In the end we got a 75 page write up with every detail clearly explained with pictures. Highly recommended. Thank you guys.

Byron performed a home inspection and I walked away from the wrap up feeling confident, which is excellent in a stressful home buying situation with an older home. We have used this company twice now. They are very thorough and complete. They give results quickly and their follow through is exceptional. On our first house we had no idea what we were doing and we had an issue that arose almost a year after our original inspection that the company who came out told us should have been caught on original inspection and that the fix would be very intensive. We were able to call AAD and the original inspector came out after work to take a look and was able to explain what was going on and to calm us down. HIGHLY RECOMMEND! We had AAD perform an inspection on a new construction home in Meridian, ID. Out inspector, Justin Love, was incredible. We built the home in 2020 and coming up on the one year home warranty we wanted to make sure everything would be included on the corrections list.
