Yesterday I had Miguel out to repair my shower head. There was no pressure on my faucet and the water dribbled out. Miguel quickly found the issue (a bit of debris leftover from construction that clogged my screen on the showerhead) and corrected the situation. Miguel was very professional and while his nimble fingers worked away, he kindly explained everything he was doing. He was courteous, polite and considerate of his surroundings. Job very well done!

Oh man. I really loved this place for the first two weeks. Then we got infested with ants. I'm talking thousands, if not 10s of thousands of ants over 3 months. Our entire apartment is covered in tape to seal every crevice they can potentially come out. Did that help? Sure, for a few days. The ants will dig another tunnel and infest our place. Promenade resident services are useless, recommending things to do that WILL NOT SOLVE THE ISSUE. Even their own pest control services come here and tell us "everyone has this issue, fumigating doesn't work, gel doesn't work". We

Was in a bit of a hurry relocating from NoCal to SoCal. Half the appointments I made in August canceled before I even got to them due to limited availability. Promenade is a bit more pricy but worth it as I haven't found our amenities to be overrun. Everything is pristine all the time. Not thrilled with the shape of the floor plan we chose but it was a rushed experience I had little control over. Promenade staffing were so supportive, throughout and continue to be so. It's nice to have one thing I don't have to stress over and that's my current home.

I honestly love living here so much! Unlike most other apartments in Irvine, the walls are thick, the amenities are amazing and always clean, and the units are spacious with beautiful courtyards! The folks at resident services are SO nice as well! Shoutout to Elizabeth especially who has always greeted me with a smile and is so helpful and accommodating! Great place to live 10/10

Sitting at the pool at Promenade and blown away with how absolutely amazing this place is!! I have lived at 4 other properties at the spectrum and this is by far the best one I have ever lived at! The amenities are just like a 5 start resort and I can't say enough about the staff! They make you feel valued and taken care of. I will live here until I'm ready to buy a house! Special shout out to my favorite girls at the office.. Elle and Erica, you guys are amazing!!

When you arrive at Promenade at Irvine Spectrum, you will immediately be impressed by the manicured landscaping, sparkling pools, beautiful architecture and the equally attractive leasing staff. The apartments are modern, well designed, and well appointed. New Whirlpool appliances, counter depth French door refrigerators, large size washer/dryers. The amenities are resort style and equally appealing. You are not checking into the Ritz-Carlton, this is your new home!

I've lived at Promenade for 2 years now and I absolutely love it here. The community is amazing and I've made great neighbors here. The amenities are beautiful!! I could say they have the best pools in Irvine hands down! Besides being a beautifully designed place, the leasing agents are always very friendly and attentive and whenever I have a maintenance request they are on it and fix it right away.

1. for the entirety of my year here, there's been construction ongoing day and night in the area directly facing my apartment, and it's extremely disruptive. I can only sleep with ear plugs and even then I can hear the construction vehicles banging about. the head splitting noise is near constant, without skipping a day. last week, I noticed both my upstairs and next door neighbors were moving out on the same day, due to the construction moving essentially right

This is not a review of the leasing staff (who were great, thanks Phil) but of those that are responsible for ensuring living conditions. Resident services.
It feels like this part of the property organization is either incapable or mismanaged. There is always little to no follow up on issues in the community. You need to constantly ping them for everything.
The pool is constantly grimey.
I had a repair of an ice maker take over 1 month to repair and finally when I decided to escalate... guess what... fixed immediately that day.
I have had a front door lock issue that has been outstanding

There were a couple of times I needed help, when I was out of town he responded right away and was very dependable. The complex has GREAT maintenance and luxury amenities (we are the only one of our friend's with central A/C) but there are some issues with the community management.
I am sure they are doing the best they can, but we have had several issues they have not been able to help us with. At one point we were paying almost $500/month for water for almost 5 months because there was an issue with the meter they were not able to solve it in a timely manner. They just kept going back and forth with us.

- WARNING: New multi-year long construction project "sea-wall project" is now taking place on the premise. Expect loud construction (jack-hammer, etc) early in the morning (7:22AM in once instance) and throughout the day. Management did NOT disclose this to residents, and they are NOT offering any FAIR consolation or rent reduction to residents. I believe this is unethical.
- Extremely expensive, every other building in the area was reduced 20

Let me start off by saying this, we transferred to a two bedroom on the 3rd floor on March 9th, and we moved out on May 10th. Paid 2x the rent to break the lease. This is how desperate we were to have some peace from the OUTRAGEOUS noise our upstairs neighbors were making throughout the DAY and NIGHT. You are warned that there is almost ZERO noise insulation in this complex, so you are guaranteed to hear your neighbors living their own daily life.

Absolutely loves this place. Amazing place to live and they really go after the detials for comfirlt and luxury.
Besides being a beautifully designed building with great amenities, the service and admin staff are terrific! The Maintenance team is quick and effective! The leasing and admin staff are friendly, available and always willing to help! Simply an amazing place .

1.) The staff. From leasing to RSO, everyone has been amazing. They are well trained and I would recruit them in a heartbeat. Phil helped us get squared away from out of the area and Alec helped move us in. Lindsay and Erica have been great, too. They always have their talking points ready to go. This is typical top notch customer service for any Irvine Co. property I've ever lived at (my 5th one).
2.) It's beautiful. The amount of money spent on landscaping and common areas is probably more than construction cost. The aesthetics are

Well I'm all moved in so it's time for an update. The property is absolutely gorgeous and everything was perfect in the apartment. They took pandemic precautions by locking my keys in a lockbox on my door and giving me a code to enter the first day. Any smalls issues were immediately taken care of by Phil, Lindsay, Alec, Kevin, Rena or Kaitlyn. The entire management team is terrific and I know many of them from another property which makes this place feel like home already.

My wife and I both spent a wonderful year at the Villas. We bought a house and had to move. We look back fondly at the time we spent at the Villas. The office staff was WONDERFUL. cheerful, kind happy people. I would highly recommend the Villas to anyone who wants a nice place to live, but are not ready to buy a house. Central air, garage, and washer dryer is worth a lot.
