Selecting a lease term for 1824 Defoor that is less than 12 months may be subject to short term lease premiums that are not displayed in the online lease term selection/application process.

Maintenance and management team is great and very responsive to any issues that come up. Like with most apartment complexes, the fees (like valet trash that you can't opt out of) can add up. All in all good for the price, and the location in West Midtown is really convenient.
The train switching station behind the apartment takes some getting used to. I've lived by railroad tracks before and this is a bit of a different beast as the trains are braking and not just passing by. You do, however, get used to it.

My husband and I are in our 2nd year of living here and have really enjoyed it! The buildings and amenities are up to date and having a pool is a huge plus! The kitchens in the one bedroom units are spacious and have lots of counter and cabinet space which is nearly impossible to find in some parts of Atlanta. The maintenance staff are so friendly and fast! I’ve hardly ever waited more than a day for maintenance requests to be completed.

1824 Defoor is definitely a great place to live. Maintenance is always quick to respond, facilities are clean, neighbors are friendly. Management also hosts events every so often. The biggest downside is that the complex is located next to a train yard but they’ve installed soundproof shutters that block out a majority of the sound. But even taking that into account, 1824 Defoor is by far the best apartment I’ve stayed at.

From the awesome leasing and maintenance staff members that communicate with residents often, to the fun community events, to the proximity to midtown and the city, 1824 is a gem in the Atlanta community. Living here for over 3 years, I've really enjoyed my experience here.

1824 is a great place to live in West Midtown. Management is responsive, attentive and quick to resolve any issues. I greatly appreciate their communication with residents - whenever something happens in the community, we are always notified via email. Maintenance is also great - they come within a day to fix most requests and sometimes it’s even less than a day. The complex is also clean and my apartment was well-maintained prior to me moving in. I love living here and have no complaints!

1824 is the best complex I've lived in Atlanta so far. It's amazing. Everyone is so lovely. The management team goes above and beyond to make sure you're happy and satisfied, and if something goes wrong, it's fixed very quickly, as soon as possible (even a light bulb just took a couple of hours). And the dog park, come on! Luna loves it.

I have been a resident at 1824 Defoor since June of 2020. I moved here from Colorado without even seeing the property or apartment at all, I was so thankful it worked out! It is a great property! Clean, friendly staff, great maintenance team, and frequent resident events. The pool and dog park are a huge plus!

1824 Defoor is literally a hidden gem in West Midtown!! The location is so central to everything, you really can't beat it. The grounds are always so clean, the amenities are super nice and the apartments are modern but still feel like home. The office team are so sweet and helpful and all of the maintenance guys are amazing! Love living here and would recommend to anyone!!

I would give 4 starts to the apartment community. The apartment area is nice, however I have to give 4 stars due to the valet trash service. It is mandatory to pay for the valet trash service each month which at first sounds pretty nice since the dumpster is not that close. However the trash collection company keeps skipping our apartment. I have emailed the leasing office and management team several times, but each time they would indicated that it might be because I did not follow the trash rules. Even after I have confirmed that we were following the rules but they never apologized for the prejudice

1824 Defoor Apartments is Home away from Home. The management staff are the greatest. Starting a new job and finding a place to live was in a matter of days. The management Team went way beyond to get the application approved and processed and had us moving in right away. The friendly, and professional management, the up keep on the property the great atmosphere, down to the individual personal door mats, sold us. Thank you for a great management staff, maintenance crew and a great community. !!!

1824 Defoor has exceeded my expectations in terms of apartment living in the few years I have lived here. West Midtown is a great location just due to the many amenities (bars, shopping, etc) and proximity to the rest of the city. The maintenance and leasing team are amazing, the grounds are pretty clean, and the gym area is nice and small for general use. The leasing team has also been great with putting on continued resident events safely, even amidst COVID, which has been so good to see.
Lastly, the only issue that I have personally experienced so far is cars tailgating inside the complex

My car was broken into because someone was able to get into the gate. My window was broken , resulting in $500 repairs. Car break-ins and broken windows are the norm here, but I was never alerted from the property about these. I only heard about break-ins from my neighbors. Although 1824 has a gate, there is no guest gate. This allows outsiders to slip in between residents when it was closed. Defoor also leaves the gate open because it has issues almost once a month.

First off, one of the best looking pools I have ever seen in Atlanta. The clubhouse is super cozy and makes you feel all warm inside. The staff is next level and helpful all the time. Mirela, Celeen, and Felecia. These ladies really take the time to get to know their residents and make them feel welcomed and loved!

I absolutely love living at 1824 Defoor. The previous community director Zach and others are so personable and greet me on first name basis every time I walk in the office for a package. Maintenance always waves as you pass by. The complex and amenities are very well maintained. I have never seen a time where it wasn't. Maintenance is always prompt to fix an issue.
The community is very quiet. Some people may say the train noise was a problem, but I lived directly behind it and hardly ever heard it. Neighbors and residents are very respectable and nice. My only issue was with parking which

Great apartment complex. Always very clean and if you need anything fixed it is normally taken care of very quickly. Friendly staff.
I've lived in apartments throughout the Atlanta area for a few years now and Zach is definitely the best property manager I have come across. He's gone out of his way to help me out multiple times with various things in my first year of being here. He is always quick to respond over email or phone. You can tell he and his staff genuinely care about the property and their residents.

We were some of the first residents at this apartment complex and we have now been here for 2.5 years. The apartments themselves are great, and the location for the price is unbeatable! We love living on the terrace level with our dog, but it overlooks a retention pond, some trees and a train yard. Activity at the train yard increased approximately 1.5 years ago, and we have had to deal with horrible screechings and midnight booms throughout the night, every night, to the point where it felt like we were living in a horror movie.

1824 is a great community but they seriously need a package locker! Packages can not be delivered to your door. Instead your packages are housed in the rental office until you pick them up. This can be such an inconvenience if you are not able to pick up the package during business hours. Especially, if you paid extra for expedited shipping.
On several occasions, I had packages marked as "undeliverable" because the rental office was closed and I was in the house waiting for my package. I've lived in other gated communities and I've never had this many issues with packages
