Warning......Don't move here. The property manager is a real gem to work with and make sure everything is in writing, she likes to claim things you discuss never happen. I've been trying to get my parking addressed since April 27. 2021 and 3 months later still not resolved. The vendors they hire keep parking in my assigned spot, residents and their guest. " She told me that I only have one car why can't I park it in the garage" last time I checked I'm paying for two spots and my disability makes it hard to walk long distances and my garage isn't anywhere near

There is a lot more bad than good when it comes to living at the Wood Canyon Villa Apartment complex.
Above all of the issues I have had here, management has been the biggest headache.

- Repairs have been completed in a timely manner.
- The size of my unit fits the cost.
Cons:
- 3 of my neighbors have been robbed.
- I have spotted obvious drug dealing.
- Mice and termite infestation.
- The condition of my unit is very poor.
For example: broken and uneven blinds at all windows, termite damage, leaks, appliances breaking

DO NOT MOVE HERE. I'm serious. They have a mouse infestation. Our adjoining neighbor just moved out because it was so bad and they still charged him the month's rent. Our neighbor across from us also has mice and is elderly.
The community exterminator basically seems checked out and only works on Tuesdays apparently. He really only sets out some traps unless you demand more. Omg I should've came straight to Yelp before I applied to this horrible complex!!!! DO NOT waist your time and money here!!!! Jenny and Margaret and the MANAGER were very unorganized as kept giving me wrong information in the application process. First they said the deposit would be $500 then it became $1865. I accepted, after that I put my deposit for $100 and they changed the script stating they not only needed bank statements but EDD paperwork from my roommate when it was said I was approved with only needing $200 additional income by myself. They were all over the place unorganized rude

Customer Service was horrible, i applied on line spoke to jenny, then she was off for a couple of days and they transferred me to the assistant manager Margaret send in all my information that was needed never got back to me i called several times to get status no one could give me an accurate answer also emailed and nothing she finally sends me an email 3 days later saying that she called me which was a lie and was just so rude and unprofessional, do not rent here go somewhere else.

Besides all of the negative reviews about uncaring management, lack of action on pest infestations, aka mice, there are more issues.
There are numerous large dead trees on the slopes above the apartments. Some are at least 20'. Management has made many promises to do something about these and the overgrown bushes, with rats, mice, coyotes, snakes, and raccoons. Nothing ever gets done even though promises have been made are to do something about the issues. They were going to trim the trees and do general maintenance in December 2018, nothing happened.

Caught 9 mice in three weeks. Long post, but worth reading! Please hear our story, I normally NEVER write reviews, because I am not one to be dramatic, but considering what my family has been put through we found it best to warn anyone with kids of this place, I am currently a resident in this complex. The worst place ever! It would take me a long essay to explain all what I want to say. To shorten it I want to advice everyone new that doesn't know about Wood Canyon Villas. I got charged for something I didn't do, their bathroom sink had a defect and I had mentioned about it in the move in inspection but they didn't write it down. At the move out inspection they did write it down but of cores to charge me for it. I'm sure they didn't even fixed that diffect this time around. They will for sure end up doing it to the next tenants. Be careful!!! The Management staff is

I absolutely love my place here. This complex is very well kept compared to the ones around here. Its on the smaller side which a like too. The employees are all very nice. Work orders get done ASAP. Pool is huge and like that there are two jacuzzis in the complex. This is by far the best deal for what you get in this area.

I was searching for an apparent for a few weeks. When I met one of the people that worked here at the office, I was welcomed like family. The person didn't try to sell me She saw that all my questions where answered. I could not have been any happier to meet the team that works here. "*Nicole.Beaudoin is very good at what she does. I have very little time and i needed a place in a few days. I moved into wood canyon and the team was helpful. There were a few little items here and that the unit needed some fixing but overall i really like Nicole, She is professional, prompt and responsive. Wood Canyon is a great place to live. i love my little home. :-) feel safe and love the support they give.

As I was in the midst of finding my new home, in which I was having terrible luck looking for a 2 bedroom on the ground floor, I came across Wood Canyon Villas and checked for their availability online. They had one ground floor 2 bedroom available and I quickly made an appointment to tour the apartment. I have a very busy schedule, but the ladies at the front were happy to squeeze me into a time frame that worked for me. We moved to Wood Canyon Villas after we sold our home. We will move out of state next year and we needed a place to call home for about a year. Our family was very lucky to find Wood Canyon Villas.
The location is beautiful as it is directly across the street from 4,500 acres of Aliso Wood Canyon Wilderness Preserve. There is also shopping, restaurants and tollroads/freeways close by. And, the elementary, middle and high schools are within walking distance.
The apartments are VERY clean and well maintained. The price is also VERY reasonable for the area. And, the management is friendly

I really was optimistic about how awesome (I thought) this place is. Caution: I pay $2335.00/mo. currently for a 1,000 sq.ft. townhouse on a busy, NOISY street. The kitchen is SMALLER than a "galley" on a boat and it's NOT even user-friendly. Two younger ladies working in the office are the snobbiest ladies ive met. Absolutely the worst staff I have ever experienced. If you are desperate and have no other options live here and enjoy the leaf blower guy outside your window 2-3 days a week as early as 8:30am. So research shows people are more likely to rent in a community that looks good on the outside, great, rake or sweep the leaves into a pile, put into a bag and throw them away. That way the leaves the leaf blower blew into the bushes don’t get blown back into walkways by the wind and require more super noisy leaf blowing. An occasional dog barks and really that’s fine but the leaf blowing is such noise pollution and a waste of energy. Oh there is a chainsaw

I liked living here at first. New environment, clean, no crime, etc. After living here for over 2 years I moved. Didn't like the place, esp. after we got the $500 cleanup/repair bill, after we cleaned the carpet, and painted the walls. While we lived there one New Year's night the pipe burst from the kitchen ceiling and flooded the kitchen and dining room. Mold grew in the bathroom because where is no window or vent. Avoid Apt. 76 at all costs. I did have some good neighbors tho.

We have had a horrible experience living here. The walls are thin and the police seemed to be called here often to resolve domestic disputes. We hear our neighbors screaming and yelling all the time. There also are quite a few tenants here who do not appear to work during the day and are paying Section 8 reduced rent. The new management seems incompetent, rude and unprofessional.
The apartments are cheaply constructed and maintained. For the rent that they charge, there are much nicer places now available in the area. I would suggest avoiding this place at all costs. We can't wait
