Solana Highlands

Be aware that the laundry situation here is absolutely horrible. There are several community washers and dryers, no machines in your own unit. The machines are constantly broken or being used and abused. I know the community is working on repairing them, but it's been months. Doing your laundry here can be extremely difficult at times.

I am writing this review to give not only Solana Highlands a 5 star review but also the manager, Tim. There was a miscommunication with my deposit after I moved out and instead of sending me a surprise invoice, he took the time to call me and explain the situation. He listened to me, understood where I was coming from, and we came to a resolution. I was extremely impressed with his level of professionalism and desire to make sure we were treated fairly. 5 Stars for Tim - He is an example of an exceptional complex manager.
I lived in Solana Highlands for 2 years and absolutely loved it - In fact

No laundry in building but otherwise great. Management tends to repairs very quickly. Everyone is very nice and there is a free event every few months. We love it here, great location and lovely staff and neighbors

Fleas in the summer, no parking available. Sound travels all the way around from below to above and side to side

Expensive for a cheaply built apartment
Things kept breaking (their lightbulbs in the kitchen died 6x in 6 months)
They deduct normal wear and tear items from your security deposit including: cleaning, carpet cleaning, paint (note: we didn't make a SINGLE hole on the walls - we didn't hang anything).
Maintenance was pretty slow - we had carpet nails that stuck up so it hurt to walk around. It took them forever to respond AND they didn't still fix all of it.

Decent place to live but management deducts carpet cleaning and paint from your security deposit which is illegal and counts as normal wear and tear. We were only there for 6 months and left zero damage. Will go to small claims court to get the rest of my deposit back since they are unresponsive. I suggest you read up on California tenant laws to know your rights.
Also the nails in our carpet were never nailed down which was annoying to live with. Told maintenance but they still missed some. Watch your feet!

Cockroaches!!!! They manifested in my apartment almost immediately and I notified management after each sighting. They continued to send the same pest control company who did nothing to solve the problem. Solana Highlands showed minimal empathy or effort in helping to solve the problem. It was so disgusting I put in my notice as soon as my lease was termed. Solana Highlands staff are constantly turning over and there's no consistent communication. During the worst of it, I went weeks of sending pictures and emails about the problem without a response. I would NOT recommend living here and

I would strongly advise against renting an apartment at Solana Highlands. They do not clean carpets between tenants. I wasn't able to see the exact unit prior move-in. Instantly, I could see stains and discoloration over the entire carpeted area (living room and bedroom). The leasing office had no response except to claim that the unit had been cleaned. I purchased my own water carpet cleaning vacuum and cleaning solution and did it myself. The vacuum pulled up GRAY water immediately and it took multiple passes over the entire carpeted area for the water to run clear. It was obvious that this carpet

Since i can't comment under my original comment, i decided to write another post. Since the manager decided to try to "put me on blast". My pet did have accidents on the carpet which i told the office about and they told me to just get the carpet cleaned. We spent all this money to get everything cleaned to then just be charged for the carpet not because the accidents he had but because of the hair he supposedly left behind that the next residents might have "been allergic" too. Anywho don't recommend. There are cheaper and nicer places to live in the area.

The Solana Heights management has been so helpful and responsive. I have an older relative living here for ten years or so and they have become like family to us. The location, also, is just perfect. Close to the beach and shops and there's always a nice breeze. I love it here.

Do NOT rent here. I put down a deposit of $150, was told I would get it back if I changed my mind before 72 hours. I changed my mind because they have lead paint and Asbestos in their ceilings and want you to sign a waiver. They now will NOT give me back my deposit saying that I did not tell them before 72 hours because it was after five p.m. when I called? They apparently count the hours and not the days.

Been here for almost 1 year and we LOVE it! Great community, great service, great location. Definitely planning on renewing our lease.

H. G. Fenton property past residents...

Please send a message if you've had adverse health symptoms during or after living at Solana Highlands Apartment Homes. We lived there from 2010-2013, and my daughter now has head-to-toe diseases and conditions. In our unit was evidenced grossly elevated levels of mold, up to Stachybotrys, as well as regulated levels of lead-based paint and asbestos-containing materials. Be aware if/when the demolition of the property begins.

Update: finally reached the manager- she said their policy is to ignore appointments and take the first random person who walks in. Ummmm, what’s the point of an appointment then?! She then asked if we wanted to make an appointment the following day. Hahahahaha no.

Honestly for the most part living here was fine. We rarely ran into any problems, they throw nice little events and the maintenance crew is really friendly. We were going to try to stay at SH but they never gave us new rates for our new lease and when we asked about getting a 2 bedroom apartment with them instead of one, they said they would call us. No call. When I went to the office to follow up, they were busy and said someone would call. Still no call. So we put our 30 day notice in. When we moved out they tried to say we owed for 78% of the carpet life instead of the 20% that they had written

Great for the first three years, disappointing and frustrating for my last. Last time I live in a non-smoke free complex - my apartment reeks of weed from 6pm to after I go to bed. Management does nothing. Dog-friendly is great, until that becomes a magnet for people with untrained dogs that bark at every sound from outside. Very disappointed in the downward turn of a formerly great place to live.

I have almost been here a month.The place is pretty quiet for having animals. Everyone here is so friendly and welcoming. The staff is helpful and friendly. There seems to be a lot of new and exciting updates going on here that I am looking forward to.
I will have to say the downfall is the parking spaces and the guest parking. It seems as thought renters are parking in the guests spaces and not leaving them for the quests. I wished that could be monitored better.

I like the location, it is close to the ocean and it is a much less crowded area comparing to where I used to live (La Jolla). There's 3 Starbucks and 1 Peets nearby btw and I loved that.
My favorite thing about this place is the tennis courts. There are 2 and both in pretty good condition.

However... A few things I didn't like...
1. Laundry is shared, and there's only 2 of each in each building and it gets crowded easily. Also, the rent is pretty expensive and you shouldn't​ have to pay more than $3 for laundry every single time.

2. Parking is outdoors only. If you want

Olivia Connolly went WAY above and beyond to take care of requests that most complexes would ignore.
Michelle Taylor quickly answered numerous calls and emails to find the very best apartment and covered parking spot for my needs.
Mary Wright welcomed me to the community and has helped with numerous follow up requests and emails.
Jason Tow and Katarina Schmidt work quickly and efficiently to problem solve.
Victor and Benny lead the maintenance crew with great attitudes and always ensure work is properly

I cannot say enough good things about this place! I have toured many apartment complexes in north county and this is by far the best I have come across.

This is the best complex in the area on my opinion, the prices are extremely reasonable for all the space in the units, the beautiful landscaping, and amazing staff. I've lived here almost 7 months and have really enjoyed living here. Management has always been super helpful and I haven't had any problems. Great place!

My husband and I moved in last October. We are pleased with the community here. More so the outstanding service of the leading office. We had a few hiccups in the apt we moved into and Matthew and Olivia responded to the issue in helping us transfer to another a apartment. The maintenance crew, Benny in particular was always on point to help with the issues. We live it here!

For starters, Mariana and Matt in the leasing office are awesome! Very professional, knowledgeable and also very pleasant to talk to. Ended up changing units a few weeks after moving in (this was no fault at all on the mgmt co.) and they both were so accommodating and helpful.

Only had to put in a maintenance order call once and they came out same day and handled the issues right away. Everyone on the maintenance team has been friendly and professional. The community is always well kept. They are constantly maintaining the landscaping and the trash and recycle bins are emptied often.
