I used Steven's team to represent me in purchasing a condo during the holidays of 2021. Despite a seller who was trying to push us to close in record time, Steven ensured I was not at risk with the transaction and would be buffered from any unforeseen circumstances. Steven worked well with my mortgage company (Better Mortgage) and the title company he recommended to close quickly. Additionally, upon reviewing the final invoice, the number of hours he spent on my case was less than I expected. I would recommend him for anyone looking to purchase or sell real estate in NYC.

I rarely write reviews, but now that the work Mr. Sutton provided me a few years ago been put to the test due to circumstances related to the pandemic, it is the appropriate time to post this review.
When I hired Mr. Sutton years ago to negotiate a commercial lease, I didn't know just to what degree his effort would be put to the test. I figured at some point I might run into a typical tenant-landlord issue that might rely on a particular lease clause in the event of a minor dispute. But who knew the entire world would be turned upside down by a pandemic leaving commercial leaseholders in crisis

I would not recommend using Steven Sutton. He talks a good game during the consultation, saying things like "I am aggressive", and "You don't want to be sitting across the table from me". Then he goes soft. After I paid the initial fee we had a first call, and he reviewed some documents that I sent. (He must read really slowly.) We had a subsequent call where I spent most of the time trying to convince him to go on the offensive. He never talked about the law, my rights or my opponents vulnerabilities. I basically ended up spending 30 minutes of his billable time on our last call arguing with him

Mr. Sutton is a compassionate, sincere man. Before he is a lawyer, he is a person who genuinely wants to help you. I am a young man who had no experience with law before. I barged into the office right before he was going to leave, and he still listened to my story and gave me advice. I have met two other lawyers before seeing him, and Mr. Sutton was the most caring and convincing. He actually listened to my stories, instead of simply trying to sell himself or deciding whether my case was worth of his time to pursue.
Also, he is very honest, and this trait makes him exceptionally reliable.

I had an issue with my lease. My landlord wanted to get me out of my lease because he could get at least double or triple the rent I was paying. They hired a very large law firm with hundreds of lawyers. I knew Steve Sutton but he only handled small matters for me , but I could not afford a large law firm and pay a $1000.00 an hour. I was very concerned with going against them . Steve told me not to worry and I believed him. Well he took on the firm and kicked butt. The large firm was beat at every level. He was very prepared and he did a lot of research

Steven did an excellent job of representing my company while negotiating my commercial lease. He went through line by line and made the lease more favorable. I used a different lawyer on my first lease and that didn't turn out well, as my landlord had gotten many advantages that later came back to haunt me. I really had little recourse for anything since so many slight angles in wording were overlooked by my previous lawyer. I wondered if he really did anything other than collect a check. I'm happy that didn't happen with Steven, he did a great job and even got me some favorable
